General Counsel

• Act as the main legal partner to business teams in the day-to-day management and operation of P3’s Italian portfolio, ensuring legal soundness while enabling business agility.
• Draft, review, and negotiate leases, renewals, amendments, termination agreements, and ancillary documentation, ensuring consistency with legal and business standards.
• Handle and coordinate communications, notices, and contractual matters with tenants, contractors, and consultants.
• Provide user-friendly guidance and practical solutions to non-legal stakeholders, balancing risk mitigation with commercial priorities.
• Foster constructive communication and problem-solving between internal teams and external parties (tenants, contractors, advisors).
• Work closely with various teams (Leasing, Development, Construction, Finance) to understand their needs and provide timely, business-friendly legal support.
• Support the HoL in ensuring legal compliance of the portfolio with internal governance, ESG, and risk management requirements.
• Prepare and maintain corporate documentation for Italian SPVs (e.g. powers of attorney, shareholder/board resolutions, and corporate changes) in close coordination with the Head of Legal Italy (“HoL”) and Group Legal.
• Support the HoL in managing legal aspects and coordination with the management company of the Italian REIF for which P3 Logistic Parks acts as advisor, ensuring compliance with fund governance rules and alignment with P3’s internal policies.
• Maintain accurate legal records and document management systems in line with internal policies and compliance requirements.
• Support the HoL in developing and improving internal legal templates, workflows, and procedures to enhance efficiency, standardization, and risk management across the Italian business.
• Support the creation of simple, accessible, and user-friendly legal tools and templates that help business teams work more efficiently and independently.
• Draft, review, and negotiate preliminary transactional documents (LOIs, NDAs, offer letters, etc.).
• Draft, negotiate, and manage lease, construction, design, consultancy, and service agreements for development and built-to-suit (BTS) projects, as assigned by the HoL.
• Coordinate external counsel in real estate due diligence and summarize findings clearly and accurately.
• Collaborate with internal teams to align legal input with business objectives and project timelines.
• Coordinate and perform real estate legal due diligence, managing external counsel and reporting key findings to the HoL.
• Provide legal input and support throughout the development lifecycle, and on acquisitions, disposals, and other strategic transactions, as assigned and in coordination with the HoL.

Legal Counsel

Manager

• Providing comprehensive technical oversight of the landlord’s property portfolio – ensuring continuous monitoring of the technical condition, maintenance, and operational performance of all assets.
• Managing and coordinating technical works, investments, and fit-outs – planning, preparation, and supervision of CAPEX/OPEX projects, including communication with tenants, external consultants, designers, and contractors.
• Supporting existing property management team in the execution of technical works and investments – cooperating in supplier tendering (or leading the tender process), preparing internal approval documentation in line with P3 policies, and resolving technical matters, design changes, modifications, or warranty claims during property operations.
• Supporting the asset manager – participating in the preparation of investment plans, budgets, and technical optimization initiatives across the portfolio.
• Representing the property team during new developments – overseeing technical solutions throughout construction, assessing operational suitability, and ensuring the proper handover of properties into management.
• Supervising compliance with legislative and operational obligations related to property management.
• Managing and updating technical building documentation, including maintenance records, inspection reports, and as-built documentation.
• Participating in sustainability (ESG) and energy efficiency projects, aimed at reducing energy consumption and improving the environmental performance of assets.

Financial Planning and Analysis

• Administer and manage the Budgeting and Forecasting applications, ensuring smooth daily operation.
• Conduct functional testing of system upgrades and coordinate communication with the user community.
• Handle system issues in collaboration with the support desk or external vendors.
• Identify and implement system enhancements, focusing on automation and process efficiency.
• Develop and deliver user training, including preparation of manuals and training materials.
• Support budgeting and forecasting cycles by updating key assumptions, processing scenarios, and maintaining related data sets.
• Design tools and reports to support data reconciliation and quality control.

FP&A Systems Specialist

• Develop and implement effective leasing strategies for logistics and light industrial properties
• Identify market opportunities, monitor trends, and prepare reports and presentations to support strategic decision-making
• Acquire new tenants, manage relationships with existing ones, and ensure tenant satisfaction throughout the lease lifecycle
• Negotiate leases and occupancy agreements in line with legal and financial guidelines
• Coordinate the leasing process, including collaboration with real estate agencies, brokers, and consultants
• Work closely with internal departments (e.g., Asset Management) on both existing and newly signed leases
• Manage quarterly/annual budgeting and verify monthly rent assumptions for individual properties
• Support the team in achieving common goals, optimize letting processes, and perform additional tasks assigned by management
