About the role

Key responsibilities & impact
  • Invoice, collect, and manage all rental and service charge payments while ensuring smooth cash flow.
  • Oversee lease administration—from contract setup to enforcement, renewals, and handovers.
  • Provide monthly financial reporting, including rent arrears, expenses, and service charge breakdowns.
  • Manage rental adjustments, ensuring correct indexation and income tracking.
  • Handle tenders, repairs, and CapEx projects, ensuring compliance and cost efficiency.
  • Support coordination of emergency responses and critical incidents under supervision.
  • Conduct quarterly property & tenant site visits to monitor conditions and address issues.
  • Oversee insurance claims, from technical assessments to reimbursement negotiations.
  • Manage third-party providers, ensuring quality maintenance, legal compliance, and tenant satisfaction.
  • Build strong relationships with tenants, ensuring a safe and well-maintained park environment.
  • Support leasing strategies, market positioning, and tenant negotiations.
  • Develop and track business plans for financial and operational performance.
  • Support asset valuation processes and assist the senior team in transactions and due diligence tasks.
  • Oversee marketing initiatives to enhance property value and tenant engagement.
  • Maintain real-time financial tracking, including weekly payment execution.
  • Provide monthly reports on rent collection, expenses, and financial performance.
  • Conduct annual service charge reconciliations and account closings.
  • Keep electronic and paper documentation up to date per corporate standards.

Requirements

What you’ll need
  • First Experience in Property or Real Estate: 1–2 years in property management, real estate, FM, or a related field (internships and graduate roles count). Strong eagerness to take ownership of financial, technical, and administrative tasks under the guidance of a senior PM.
  • Organized & Detail-Oriented: Able to manage multiple tasks simultaneously, comfortable using property management tools (e.g. Yardi) or willing to learn them quickly. Translates data into clear, accurate reporting with strong attention to detail.
  • Customer-Oriented Communicator: A service-minded team player who builds trusted relationships with tenants, vendors, and colleagues. Responds promptly, communicates clearly, and handles day-to-day issues with a constructive, solution-first attitude.
  • Relevant Background & Technical Curiosity: A degree in Real Estate, Engineering, Economics, or a related field. Exposure to logistics, industrial, or commercial real estate is a plus. Basic understanding of building operations and lease/contract fundamentals; genuine interest in developing deeper technical expertise.
  • Mobile & Bilingual: Fluent in Italian and English, holding a valid driver’s license, and willing to travel across the property portfolio.
