Project Manager

• Provides professional project management experience to designated projects and assignments at a client site, campus, and facilities. Interacts with client representatives onsite, receives direction and coordinates with the property or facility management team. Monitors and coordinates the execution of the various services and processes relating to client contracted agreements for project management and tenant improvements. Works in collaboration with the assigned account manager, building or facility management team, clients, owners and others.
• The Real Estate Project Manager has direct oversight for the planning, coordination, and implementation of multiple projects in support of the Global Real Estate strategy and organizational objectives. This position is responsible for aligning project scope with strategic objectives and meeting the needs of the business.
• Projects contain numerous activities that may span multiple functions, organizations, and geographic regions.
• The Project Manager is responsible to select the appropriate project methodology and manage a team to successfully meet scope, budget, and schedule commitments as well as service level expectations in an environment where integrity and respect for the individual are paramount.
• Responsibilities include: Assist in strategy development during planning to define project scope, budget, schedule, and change management requirements; Implement assigned projects based on Global Real Estate’s (GRE) space utilization, cost reduction, design, and client satisfaction objectives; Manage to approved project plan commitments; Lead cross-functional project teams including Transactions, Portfolio Strategy, Design, Construction, Hospitality, and Change Management and provide “best in class” deliverables; Support Well-Being and Sustainability objectives through project implementation; Utilize methodologies, guidelines, processes, master service agreements, tools, and reporting required by Workplace Delivery; Comply with GRE policies and procedures; Build credibility, establish rapport and maintain communication with stakeholders at multiple levels throughout the project lifecycle including those external to the organization; Input, update, and maintain accurate and timely project information in Global Real Estate’s IWMS operating system.

• Responsibilities: Provide HR Business Partner support to the GOS business with particular focus on driving the talent strategy, including robust succession plans, developing internal talent, and recruitment strategy. Employee Relations – Ensure proper coaching of managers to improve employee performance and engagement. Compensation - Ensure competitiveness and alignment with regional HR plans. Workforce and succession planning – In close cooperation with the leadership, identify future resourcing needs, build succession plans and proactively identify resourcing options to close potential resourcing gaps. Recruitment – Support recruiting process for most senior/critical positions. Talent development – Manage talent review process, performance management, and employee development programs. HR Manager

Engineer

• Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s)
• Maintain heating equipment, chillers (air and/ or water cooled), DX units, pumps, fan coil units, VAV, and air distribution systems, etc.
• Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildings
• Verify field conditions and perform any necessary repairs or adjustments

• Repair doors, ceilings, hand railings, and floors and other general repairs, adjustments and installations about the property
• Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.)
• Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices, including changing filters, cleaning coils, flushing condensers, punching tubes, greasing fan, pump and motor bearings as required, inspecting and adjusting belts, replacing motor bearings, aligning pulleys and shafts, monitor condenser, chilled, heating and secondary water chemical treatment and its associated feed equipment, clean and maintain cooling towers, and perform annual inspections and other scheduled routines as directed
• Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps
• Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris
• Check for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits
• Perform additional fire and life safety inspections as per NFPA and local jurisdiction, C&W standards, building protocol and as directed by superiors and property management

Mobile Building Engineer

Analyst

• Ensure day-to-day operations of the client retail properties, including janitorial, life-safety, engineering, site services, and general maintenance are implemented and carried out in a manner consistent with C&W policies and client directives. Ensure all contracts are reviewed on a regular basis and are bid out as required and confirm invoices match contract pricing
• Supervise all maintenance programs relating to the interior and exterior conditions and appearance of the properties

• Assist in providing information and reports necessary for the development of capital budgets for the facility. This includes contributions towards a five-year plan of maintenance, facility improvement, and cost reduction initiatives
• Collect, analyze and prepare reports of such statistical data as may be required to provide accurate and current assessment of facility management objectives.
• Expected to be thoroughly familiar with the management contract, vendor agreements, and other building/facility contracts and all requirements contained therein
• Monitor and ensure that tenants and vendors comply with insurance requirements and coordinate all claims as required
• Periodically inspect the facility, systems, rooms, common areas, etc. and remedy any findings or issues.

Facilities Analyst

Strategy

• The Retail Strategy Director will actively lead and engage with a cross functional group of service lines to assist the client in achieving front-end retail delivery strategy.
• The RSD will own four (4) primary functions related to strategy & delivery: Retail (NFC & ATM) Pipeline & Planning – develop and manage planning/forecasting routines and systems to ensure target zone volumes, site approval rates, transaction activities and project delivery will achieve intended client goals.
• Retail Program Lead – This direct report role is tasked with aiding the client in the retail site selection and approval process. RPL integrates with client Retail Strategy, CW Transaction Management and PDS execution teams to achieve these goals.
• Development Management – This direct report role(s) is tasked with leading the accelerated due diligence (ADD) efforts across the new store (NFC) program. DM engages key partners (A&E, GC, Civil, Consultants) to assess site and jurisdictional impacts to targeted project cost and schedule. Escalates and aids client in understanding site risks, including cost to improve investment decisions.
• Transactions integration & alignment – drive seamless engagement & alignment between Transactions and PDS delivery service lines. Establish collective targets and manage routines/reporting to ensure collective accountability to achieving client goals.
• Individual will continually evaluate and assess team structure, tools and processes to deliver best in class service. Client relationship development and management will be critical to both individual and program success. Program deliverable(s) must contemplate use across a remote and distributed field organization.

Retail Strategy Director

• The Business Intelligence team (BI) is responsible for delivery of all data analytics and governance in support of both GOS service lines and GOS clients.
• The Performance Analyst’s responsibilities include Dashboard design and development, custom analytics and Triana product support.
• Some of the tasks include: POC dashboard development, reporting support, opportunity assessments, tabular model support, workplace trend analysis and benchmarking analysis.
• Work effectively across all account service lines in coordination with account director, Operations Manager, and BIAS team to identify client reporting requirements and determine best-fit solutions to resolve reporting needs
• Support process improvement initiatives through process documentation, reporting set up, data capture and tracking.
• Assist the service line data owners with data governance activities.
• Provide guidance and training to the account team employees on dashboarding platform, Triana and other analytical tools used on account when applicable.
• Support user acceptance testing of feature enhancements in both new releases and net new dashboards.
• Defining the data requirements from the account and client teams for custom reporting and identify any variations from the standards
• Document and maintain all dashboard enhancements and variations from the Triana standard. including client specific business glossary, data dictionary and lineage adjustments from the standard Triana platform data model
• Proactively monitor data quality and alignment with data and tabular model.
• Support data assessment exercise with account team and client while onboarding onto Triana or in preparation for custom reporting solution

• Stakeholder reporting & governance: In partnership with our Data & Analytics team, oversee regular and ad-hoc portfolio reporting, including trend analysis, critical dates and portfolio opportunities. Maintain decision logs, risks/dependencies, and action trackers for steering committees and senior forums.
• Business case development: Lead end-to-end drafting of real estate business case memos (renewals, consolidations, new sites, dispositions, capital projects). This requires diligent and proactive coordination of intelligence from a wide range of stakeholders and functional partners. The right candidate will have an aggressively proactive attitude and grace with collecting critical information from a wide range of parties efficiently.
• Cross-functional portfolio strategy: Synthesize inputs from Transactions, Workplace/Occupancy Planning, FM, and Physical Security to align on site strategy and decision making readiness. Integrate utilization, business growth forecasts, and security risk overlays into portfolio scenarios. Support site selection criteria, pipeline prioritization, scenario planning, and sequencing of moves.
• Data, insights & tooling: Own the accuracy and storytelling of portfolio data; define KPIs and data standards.
