• Own every detail of the field operations from start to finish across multiple projects
• Schedule, coordinate, and hold subcontractors and vendors accountable
• Perform accurate material take-offs and manage just-in-time ordering
• Handle permits, inspections, and city/county coordination
• Walk jobs daily to monitor quality, timelines, and cleanliness
• Communicate constantly and clearly with clients, staff, and leadership
• Track job costs, daily logs, receipts, and correspondence — no details missed
• Anticipate problems and solve them before they affect the timeline or client
• Model a “whatever it takes” mindset and set the pace for the team

Director

• Identify and secure federal, state, and local funding (HUD, CDBG, HOME, LIHTC, and state revitalization programs)
• Prepare letters of intent, grant proposals, budgets, and narratives
• Manage the full grant lifecycle from submission through reporting and compliance
• Support low-income and affordable housing initiatives, including HUD and LIHTC projects
• Assist with feasibility analysis, funding structures, and regulatory documentation
• Serve as primary liaison with HUD, state housing agencies, municipalities, and economic development partners
• Build and maintain strong relationships with government and nonprofit stakeholders
• Collaborate with nonprofit partners on joint funding applications
• Track deadlines, reporting requirements, and multi-year grant obligations
