About the role
- Lead pre-construction planning, test-fits, space layouts, and participate in lease negotiations.
- Manage architects, define project scope, permitting requirements, and timelines; review construction drawings and perform value engineering.
- Develop and manage project and major facilities repair budgets; monitor costs and obtain leadership approval for budgets.
- Define qualified general contractors, prepare bid packages, oversee competitive bidding, and negotiate contracts with vendors.
- Monitor permitting processes, ensure lease-required approvals, and obtain certificates of occupancy.
- Oversee construction phase activities, develop schedules, monitor progress, and ensure projects meet specifications, budgets, and timelines.
- Coordinate procurement, ordering, tracking, and installation of equipment and furniture; coordinate IT, Operations, and Marketing schedules.
- Oversee facility operations and maintenance of buildings, equipment, grounds, materials, shipping/receiving, and renovations.
- Conduct walkthroughs and manage project close-out, documentation for tenant allowance, and landlord payment submissions.
- Hire/manage signage vendors, manage facilities’ security liaison with property management, and provide regular reporting to senior leadership.
- Lead cross-functional collaboration, hire/train staff, implement continuous improvement and best practices.
Requirements
- Bachelor’s degree (B.A.) from a four-year college or university; or equivalent combination of education and experience.
- Minimum eight years related experience and/or training in construction, facilities management, or operations.
- Strong critical thinking, analytical, and presentation skills.
- Extensive computer knowledge in MS products.
- Proficiency in project management and scheduling tools.
- Ability to read, analyze, and interpret technical procedures, governmental regulations, and business documents.
- Experience hiring, training, developing, and appraising staff; advising on labor, safety, security, scheduling, training, and grievances.
