Manage leasing process from application through agreement execution while ensuring timely processing of all leasing related inquiries.
Analyze equipment specifications and site plans from prospective tenants and review with Site Management/RSM.
Follow up with Site Management/RSM for approval and placement of equipment at the site and on the tower.
Provide Leasing Manager and/or EVP with a rent analysis based on site specific conditions, market intelligence, comps, and required equipment space/mounting heights for rent calculation and approval.
Provide all negotiated lease terms and conditions to Leasing Manager for lease or amendment production.
Review and approve lease agreements or amendments prior to submission to prospective tenants.
Field lease inquiries relevant to SBA towers in specified sales territory.
Provide regular updates and reporting to Manager & others.
Review structural analysis to make sure equipment is accurate.
Run variance reports and prepare variance amendments as needed.
Run report to identify expired/expiring leases and prepare renewals.
Other projects and duties as assigned.
Requirements
Must be Bilingual – English & Spanish
Associate's Degree in related field of study and 3-5 years relevant experience
H.S. Diploma/GED and 5-10 years relevant experience
Demonstrated knowledge and intermediate proficiency working with Microsoft Office Suite software including Microsoft Word, Microsoft Excel, Microsoft PowerPoint and Microsoft Outlook
Ability to hear, understand and respond appropriately to verbal requests made in person and over the telephone
Visual ability correctable to 20/20
Ability to lift up to 75 pounds
Manual dexterity to input data into the computer
Ability to stoop and bend to retrieve files
Ability to respond verbally in an understandable, professional manner in person and over the telephone
