About the role
- Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switch gear), and hot water systems
- Monitor operation, adjust, and maintain refrigeration, chilled water, reverse osmosis systems, air compressor systems, air conditioning equipment, ventilating and hot water heaters, pumps, valves, piping and filters
- Record readings and make adjustments to ensure proper operation of equipment
- Report problems/malfunctions, analyze causes, take corrective action and schedule maintenance
- Comply with departmental policy for safe storage, usage, and disposal of hazardous materials
- Oversee the activities of contractors working within the building and inform them about critical functions and incident contact lists
- Keep records of building rounds and readings, engineering logs and data sheets
- Understand and comply with emergency escalation procedures
- Work on-site overnight schedule (Monday–Friday 10:00 PM to 6:30 AM) and report to Engineering Manager
Requirements
- High School diploma or GED equivalent
- Three (3)+ years of relevant work experience, preventive & corrective maintenance of commercial &/or industrial buildings/equipment
- EPA Section 608 Universal certification
- Must possess and maintain a valid state driver’s license
- Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
- Strong Customer Service & Interpersonal skills
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
- Strong troubleshooting and problem-solving skills
- Knowledge of industry standards for mechanical maintenance and HVAC maintenance
- Ability to read, interpret, and understand basic engineering drawings and specifications including work orders and equipment manuals
- Ability to regularly lift up to 50 lbs., work at heights, in confined spaces, different schedules, holidays & weekends, and respond to after-hours site emergencies
- Preferred: Military service, union training, vocational or college education
- Preferred exposure to CMMS/BMS/BAS: Johnson Controls/JCI, Siemens & Corrigo
