Team Management and Leadership (~30% of time): Cultivate employee satisfaction; ensure the community meets or exceeds monthly and quarterly goals related to NOI, occupancy, collections, and home sales; execute Havenpark’s standard operating procedures and policies; demonstrate Havenpark’s core values; communicate regularly with maintenance, sales and leasing agents, field leadership, and home office staff; ensure compliance with federal and state laws and Fair Housing Standards
Resident Relations and Retention (~25% of time): Cultivate resident satisfaction; address resident issues with urgency and care; execute touch points throughout the resident journey to drive renewals; maintain resident ledgers and generate monthly bills; ensure work orders are completed within 48 hours
Sales and Leasing (~25% of time): Lead community marketing efforts; maintain a healthy sales pipeline and pipeline conversion metrics; maintain occupancy goals of rental homes and oversee sale of on-site homes
Net-Operating Income (NOI) Management (~10% of time): Track and maintain a positive NOI; oversee expense management through vendors, suppliers, and employees
Collections (~5% of time): Ensure rent is billed accurately and collected on time; complete required legal actions and notices in compliance with state and Fair Housing Standards
Curb Appeal (~5% of time): Ensure community equipment and amenities meet safety regulations; maintain homesites and common areas to Havenpark standards; provide input into capital plans and ensure capital projects are completed on time and within scope and budget
Requirements
Education: You have a high school diploma or GED. Associate degree preferred but not required
Experience: You have 3+ years’ of experience in multi-family home property management. Manufactured home experience is a plus
Physical Demands: You can spend long hours sitting while using office equipment, such as computers; walking within the community; lifting materials and supplies from time to time
Skills: Strong organizational skills and attention to detail; ability to think critically and problem solve; excellent written and verbal communication skills
Additional Requirements: Able to pass a criminal background check; valid driver’s license; good driving record
