About the role
- Maintain a best-in-class, customer-centric community culture and deliver an exceptional employee experience
- Manage net operating income (NOI), occupancy, collections, and home sales to achieve operational excellence
- Lead team management and leadership activities (~30%): cultivate employee satisfaction, execute SOPs, demonstrate core values, and communicate with staff and leadership
- Resident relations and retention (~25%): cultivate resident satisfaction, address resident issues, execute resident touch points, maintain resident ledgers and monthly billing, ensure work orders are completed within 48 hours
- Sales and leasing (~25%): lead community marketing, maintain sales pipeline and conversion metrics, maintain occupancy goals and oversee on-site home sales
- NOI management (~10%): track and maintain positive NOI, oversee expense management and vendor oversight
- Collections (~5%): ensure accurate billing and on-time rent collection; complete legal actions/notices in compliance with state and Fair Housing standards
- Curb appeal (~5%): ensure safety of equipment and amenities, maintain homesites and common areas to standards, provide input and oversight on community capital projects
- Annual or semi-annual travel may be required
Requirements
- High school diploma or GED (Associate degree preferred but not required)
- 3+ years of experience in multi-family home property management
- Manufactured home experience is a plus
- Strong organizational skills and attention to detail
- Critical thinking and problem-solving abilities
- Excellent written and verbal communication skills
- Ability to pass a criminal background check
- Valid driver’s license and a good driving record
- Ability to spend long hours sitting using office equipment and to walk the community and lift materials/supplies
- Annual or semi-annual travel may be required
