About the role
- Maintain a best-in-class, customer-centric culture and deliver an exceptional employee experience
- Manage net operating income (NOI), occupancy, collections, and home sales to achieve operational excellence
- Team management and leadership: cultivate employee satisfaction, execute standard operating procedures, demonstrate company values, and communicate with maintenance, sales, field leadership, and home office staff
- Ensure community compliance with federal and state laws and Fair Housing Standards
- Resident relations and retention: cultivate resident satisfaction, address resident issues, execute resident touch points, maintain resident ledgers, and generate monthly bills
- Ensure work orders are completed within 48 hours
- Sales and leasing: lead community marketing, maintain sales pipeline and conversion metrics, maintain occupancy goals, and oversee on-site home sales
- Track and maintain positive NOI and manage expenses through oversight of vendors, suppliers, and employees
- Collections: ensure rent billing accuracy, timely collections, and complete required legal actions and notices
- Curb appeal and capital projects: ensure equipment and amenities meet safety regulations, maintain homesites and common areas to standards, provide input into capital plans, and ensure projects complete on time and within budget
- Annual or semi-annual travel may be required
Requirements
- High school diploma or GED (Associate degree preferred but not required)
- 3+ years’ of experience in multi-family home property management (manufactured home experience is a plus)
- Ability to spend long hours sitting using office equipment and to walk within the community and lift materials and supplies
- Strong organizational skills and attention to detail
- Critical thinking and problem solving skills
- Excellent written and verbal communication skills
- Ability to pass a criminal background check
- Valid driver’s license and a good driving record
