About the role
- Cultivate employee satisfaction within your community and manage team members (~30% of time)
- Ensure the community meets or exceeds monthly and quarterly goals related to NOI, occupancy, collections, and home sales
- Execute Havenpark’s standard operating procedures and policies to achieve operational excellence
- Demonstrate Havenpark’s core values through interactions with staff and residents and communicate regularly with maintenance, sales, leasing, field leadership and home office staff
- Ensure the community complies with federal and state laws and Fair Housing Standards
- Cultivate resident satisfaction, address resident issues with urgency and care, and execute touch points throughout the resident journey (~25% of time)
- Maintain resident ledgers, generate monthly bills, and ensure work orders are completed within 48 hours
- Lead community marketing efforts, maintain a healthy sales pipeline, and oversee rental occupancy and on-site home sales (~25% of time)
- Track and maintain a positive NOI, oversee expense management and vendor oversight (~10% of time)
- Ensure rent is billed accurately, collected on time, and complete required legal actions and notices (~5% of time)
- Ensure community equipment and amenities meet safety regulations, maintain curb appeal, and provide input into community capital plans (~5% of time)
Requirements
- You have a high school diploma or GED
- Associate degree preferred but not required
- 3+ years’ of experience in multi-family home property management
- Manufactured home experience is a plus
- You can spend long hours sitting while using office equipment, and will also walk within the community and lift materials and supplies from time to time
- Strong organizational skills and attention to detail
- Able to think critically and are a problem solver
- Excellent written and verbal communication skills
- Able to pass a criminal background check
- Valid driver’s license and a good driving record
