About the role
- Lead all operational aspects and uptime of the data center, providing field technical expertise and program management for electrical, mechanical, fire life safety, security, and communications infrastructure
- Manage mechanical systems including chilled water systems, HVAC (rooftop units, CRAC/CRAH units), and humidification systems
- Manage electrical systems including distribution from Utility/Generator main switchgear through UPS systems to customer load
- Oversee fire life safety systems including wet and pre-action sprinkler systems and detection devices
- Oversee communications infrastructure including IFD/MDF/MMR management, structured cabling, and customer space management
- Oversee security systems, cameras, and physical security of the data center
- Responsible for customer support services, onsite vendor management, vendor contracts, site operational efficiency, compliance audits, team training, and facility financials
- Assist Market Director in developing financial OPEX and CAPEX budgets and meet strict budget standards
- Implement Data Center Operations Program; ensure employee training and qualifications and that each shift is properly staffed
- Supervise people managers; conduct evaluations, coaching, regular team and individual meetings
- Advise Director – Data Center Operations on facility maintenance program and equipment/system operation
- Participate in facility design and construction related to operation, maintainability, and security; ensure commissioning and installations do not impact operations
- Develop, review, and audit operational, maintenance and emergency Methods of Procedures (MOPs) across systems
- Mentor and train personnel in planning, scheduling and completion of preventative, corrective and emergency maintenance
- Lead customer meetings and assist sales, sales engineering, and GM team with tours and sales process
- Lead root cause analysis and deep dives into abnormal occurrences
- Maintain maintenance discrepancy database and work with Operations management to resolve site issues based on priorities
- Promote CoreSite’s culture, Principles of Operational Excellence, and 8 Guiding Principles
- Other projects and duties as assigned
Requirements
- Expert understanding of electrical and mechanical systems used in a data center environment, including electrical distribution and layout, Transformers, PLCs, Generators, Switchgear, UPS systems, STS, ATS, PDUs, Chilled Water Systems, CRAC/CRAHs, Pre-Action Sprinkler Systems
- Expert knowledge of NEC, NFPA 70E, NFPA 72, NFPA 25, and building codes related to fire life safety
- Expert knowledge of fiber optics / cabling infrastructure and industry best practices
- Expert knowledge in industrial safety best practices (lockout/tag out, arc flash protection, OSHA and state regulations)
- Expert knowledge and experience with data trending/tracking and PC-based integrated critical monitoring systems
- Expert knowledge of OSHA, NFPA, and NEC
- Expert knowledge of energy efficiency best practices
- Strong background in Electrical, Mechanical, Protection, and controls systems commissioning
- Expert knowledge in physical security and security systems
- Proven knowledge of tenant contracts
- Minimum of 7-10 years of experience installing, maintaining, and/or troubleshooting large commercial and industrial systems (Chilled Water Systems, Large Centrifugal Chillers, Cooling Towers, Heat Exchangers, Water Treatment Systems, VFDs and Pumps, HVAC equipment, CRAC/CRAHs, Humidification Systems, BMS and PLC Controls, Emergency Standby Diesel Generator Systems, Fuel/Oil systems, 480/277 and 208/120 electrical generation and distribution, Static UPS Systems, Double Interlock Pre-Action Systems)
- 10+ years of relevant experience in the operation, design, troubleshooting, and maintenance of critical infrastructure facilities (Data Centers and Hospitals preferred)
- 3-5 years experience administering and managing facility preventative maintenance programs and budgets
- 3-5 years experience in technical procedure and policy writing
- 3-5 years experience in people management
- 1-3 years project management experience
- 1-3 years experience in commissioning of electrical and mechanical infrastructure
- Experienced people manager across multiple disciplines
- Exceptional leadership skills
- Expert vendor management skills including service contract management
- Experienced project management skills including budgeting, time tracking, schedule creation, scope development, contract management
- Excellent skills in facility budgeting and forecasting
- Experienced in the design, construction, and commissioning of critical systems and buildings
- Ability to communicate effectively with customers and internal staff
- Ability to coordinate, supervise and communicate with contractors performing maintenance or upgrade work
- Ability to learn quickly and address issues during and after normal working hours
- Ability to operate in and promote a rigorous process-driven team environment
- Ability to logically analyze and solve problems and conduct root cause analysis
- Ability to create and effectively communicate report findings
- Ability to effectively multi-task multiple projects
- Ability to operate hand and machine tools and electrical tools such as a multi-meter or infrared camera
- Bachelor’s degree in Mechanical or Electrical Engineering or equivalent time in rate
