Product Designer

• Manage the design process for capital expenditure projects across CoreSite's existing facilities nationwide
• Coordinate design timelines, deliverables from internal and external stakeholders, scope changes, and associated budgets under the direction of the Vice President of Development & Design
• Stay abreast of emerging trends and new technologies applicable to upgrade and retrofit scenarios
• Projects managed include retrofits and infrastructure upgrades within operating data center facilities, legacy building repositions, planned phased interior buildouts, and large-scale retrofits
• Assist with maintaining CoreSite’s OPR to reflect lessons learned, market trends, and technological advancements
• Prepare for and support project kickoff meetings to define project needs and constraints
• Draft budgets and schedules for design and permitting activities; track against actuals and report variances
• Facilitate design meetings; ensure all scopes are clearly identified, delineated, and coordinated across design disciplines
• Manage the building permit process from design submission through final permit issuance
• Provide periodic design and engineering due diligence support for potential facility acquisitions
• Collaborate with stakeholders within the organization, including Construction, Engineering, Operations, and General Management

Design Manager

Business Analyst

• Provide thorough assessments of current-state and future-state business processes to establish technical solutions, cost-benefit analyses, and scope estimations.
• Gather requirements by conducting process workshops, discovery sessions, and backlog refinement to translate into accurate and meaningful epics, user stories and acceptance criteria.
• Advise business stakeholders on platform best practices and standard feature adoption by working with technical leads and the Enterprise Solution Architect.
• Perform role of Scrum Master and/or Project Manager as needed, undertake duties such as leading agile ceremonies, creating project plans, reporting project status across the organization, planning and facilitating end-to-end UAT activities, and creating deployment and cutover plans.
• Prioritize and track all issues, risks, action items and decisions to resolution, escalating as needed to ensure project success.
• Builds and maintains process and project documentation in Confluence/Box and other tools as adopted by the organization.
• Facilitate change management in areas affected by development activities. Evaluate system changes for downstream system and/or organizational impact.
• Develop and maintain productive working relationships with key internal clients and other team members.

Business Analyst – IT

Project Manager

• Manage project scope, schedule, and budget to ensure successful delivery of projects, including but not limited to:
• Development of ground-up data center buildings
• Redevelopment or upgrades of existing properties into state-of-the-art data centers
• Expansion of critical infrastructure within existing facilities or on current property
• Large customer fit-outs or retrofits to accommodate occupancy and deployment needs
• Oversee all construction phases, including pre-construction, design development, competitive bidding, team selection, construction oversight, commissioning, and project closeout
• Collaborate with internal business groups to develop business cases that support internal project approval
• Ensure timely coordination and proactive communication with all stakeholders, including vendors and internal teams
• Create, issue, and manage Request for Proposals (RFPs) to solicit bids from vendors and contractors. Oversee the selection process to ensure that proposals align with project requirements, timelines, and budget constraints
• Oversee commissioning partners to ensure proper system testing, validation, and final commissioning activities. Participate directly in commissioning processes to confirm operational readiness and compliance with project specifications
• Ensure the complete and accurate turnover of all physical data center infrastructure and associated project documentation to the operations team, facilitating a smooth transition and ensuring operational readiness upon project completion
• Ensure seamless integration of project deliverables into the data center's operational framework by coordinating closely with Data Center Operations, addressing potential challenges during design development to minimize disruptions and facilitate an efficient handover upon project completion
• Act as a liaison between design teams and Data Center Operations to ensure project goals align with both technical and operational standards, reviewing design specifications, providing feedback, and incorporating operational requirements for a seamless transition from design to execution
• Maintain and distribute monthly internal project reports tracking budget, schedule, and overall progress
• Review and verify monthly contractor billings, conducting on-site job walks to confirm project milestones and completion status
• Assist with managing contracts for both new and existing vendors, including contract negotiations
• Develop and implement insights gained, process enhancements, and cost and schedule optimization initiatives throughout the project lifecycle

Senior Construction Project Manager

Mechanical Engineer

• Develop understanding of technical systems related to building alarming, monitoring, controls systems, and infrastructure management systems.
• Assist with facility design and construction
• Coordinate with subcontractors to ensure adherence to standards, schedules and specifications.
• This includes any third party contract hires to support data center and base building infrastructure.
• Assists in the design and configuration of building control systems as defined.
• Create related diagrams and schematics as required.
• Assists in the development and testing of software programs necessary to operate the system per the intent of the project requirements.
• Assists in the coordination and creation of necessary drawings and equipment schedules for submittals and installation.
• Selects, orders, and tracks the delivery of materials for assigned projects.
• Coordinates factory-mounting processes to meet factory and project schedule.
• Read and interpret electrical schematics and mechanical blueprints.
• Willingness to learn and interact with multiple systems, vendors, and specific equipment used regularly.
• Ability to learn various systems and process that could serve to improve interaction between Building Automation Systems and other IT software platforms.

Building Automation Design Engineer

Designer

• Evaluate the efficiency, reliability, and engineering design of electrical, mechanical, plumbing, fire and life-safety, and building management systems for expansion and upgrade projects
• Define the scope for testing and commissioning to ensure design intent and operability of systems supporting the data centers
• Provide final quality assurance sign-off for engineered systems at the end of construction
• Collaborate with Sales Engineering to design custom engineering solutions for customer deployments
• Support the sales process for complex opportunities by providing technical expertise
• Assess installed systems to optimize efficiency and reliability
• Review and approve engineering modifications to existing facilities
• Provide engineering support to Data Center Operations, including failure analysis and system maintenance of critical infrastructure

Data Center Design and Performance Engineer

Sales

• Collect, validate, and analyze sales data, including revenue, quotas, and performance metrics, to ensure accurate commission calculations
• Respond promptly to sales commission inquiries, providing detailed information and addressing any concerns, exception requests, or any other commission-related needs
• Ensure the timely and accurate processing of sales commissions for all commission-based roles on a monthly and quarterly cadence
• Audit commission calculations to verify accuracy and resolve any discrepancies promptly
• Escalate discrepancies or disputes to department leadership and assist in their resolution as needed
• Provide support to the Sales team by addressing inquiries related to commission plans, payouts, and calculations
