• The General Manager functions as the primary strategic business leader of the property. Direct responsibility for the property’s P&L, financial performance, sales and revenue generation and delivering a return on investment to ownership.
• Develop and implement property-wide strategies, scale and oversee our new home share program, employ cost-control and revenue improvement programs, and develop annual operating budgets and sales and marketing plans.
• Motivate, supervise and train the onsite team; maintain strong communication and empowerment; participate in daily meetings to uphold operational efficiencies.
• Build relationships with residents, guests, owners, and community partners; respond to resident and guest questions and concerns in a timely manner.
• Create and implement leasing goals and manage lease expiration programs, renewal programs, retention and follow-ups; show, lease, and move in prospective residents.
• Analyze operational information and financial statements; prepare owner's reports; evaluate rent/pricing strategies and market conditions.
• Oversee property condition, maintenance, home share turns, common area cleaning, service requests, preventative maintenance; ensure safety programs are followed.
• Create staffing schedules, manage recruitment, training, and development; ensure compliance with company and legal regulations; perform other duties as assigned.

Luxury Hotel General Manager

Engineer

• Responsible for the day-to-day maintenance and appearance of the buildings and grounds.
• Prepare vacant rental units for occupancy.
• Visually inspect buildings and grounds in the course of daily work and report anything in need of repair or replacement as well as unusual or extraordinary circumstances regarding the property or residents to Management.
• Ensure the appearance of the building and surrounding areas are kept at the high standard our management and residents expect.
• Respond to employee and resident requests in a courteous and timely manner.
• Maintain inventory of supplies and equipment owned by the property and/or the management company.
• Keep the work area clean and equipment in good working order.
• Obtains thorough knowledge of management company policies and property community policies.
• Perform duties according to Occupations Safety & the Health Act (OSHA) standards and company safety policies at all times.
• Seek opportunities to increase skills and expand the knowledge base.
• Wear the required uniform and maintain a professional appearance at all times.
• Must be available to work on an on-call basis.
• Perform other related duties and assignments as needed and assigned

• Establish rapport with residents and guests; serve as first point of contact
• Prioritize and fulfill resident and guest requests with friendliness, efficiency, confidentiality, and professionalism
• Greet residents by name and provide exceptional hospitality in compliance with quality assurance expectations
• Resolve disputes promptly aiming for customer satisfaction
• Promote benefits of living at the property, distribute marketing materials, and provide exemplary service
• Answer, record, and process calls, messages, requests, questions, or concerns
• Run daily reports, identify special requests, and check reports for accuracy
• Monitor building access and who comes in and out of premises; manage access using key system technology
• Maintain atmosphere and cleanliness of entry lobbies and common spaces; stock and inventory refreshment stations
• Identify potential issues and inform management or take appropriate action

• Oversee the daily leasing responsibilities of the community in accordance with company policies and standards
• Oversee and coordinate welcoming new residents and guests
• Assist with office management and clerical tasks
• Record and update details of prospective residents, current residents, and guests in the property management software in a timely and detailed manner
• Complete opening and closing procedures
• Complete lease applications and assist with verification of application information; inform prospective residents of results
• Inform maintenance team of any need for repair or cleaning
• Maintain and store documentation effectively
• Liaise with residents and guests to provide information and address their questions and concerns
• Advertise available homes and conduct property tours as part of marketing activities
• Maintain Availability List and Status Report, determine the termination date of lease rentals
• Conduct market analysis and prepare market surveys. Prepare leasing activity reports and market survey reports on a regular basis for submission to corporate and ownership groups
• Ensure that follow-up telephone calls are made to all qualified unclosed traffic within 24 hours
• Assist Marketing Department in organizing and creating resident functions and newsletters
