• Running the day to day agenda of the acquisition department independently
• Sourcing mainly off-market as well as processing of on-market opportunities

Senior Acquisition Manager

Manager

• Ensuring, monitoring, and managing operational technical property management along with all relevant documentation.
• Preparing a long-term technical maintenance plan for properties.
• Monitoring compliance with maintenance and inspection plans as well as general safety regulations and legal requirements.
• Technical assessment, recommendation, commissioning, and coordination of CapEx and repair measures.
• Coordination and supervision of external service providers.
• Warranty management and insurance claims management.
• Conducting regular property inspections.
• Preparing and managing CapEx and OpEx budget from the technical point of view, costs, quality, and timelines.

Technical Property Manager

• Co-develop and execute leasing strategies in alignment with portfolio objectives.
• Manage the full leasing lifecycle: marketing, tenant engagement, negotiation, deal structuring and closing.
• Support and prepare leasing plans, vacancy strategies, and commercial proposals for assets across multiple regions.
• Participate in negotiations with tenants and brokers for LOIs, leases, renewals, extensions and expansions, with the support of the relevant team member and/or project owner.
• Ensure commercial terms optimize both short-term income and long-term asset value.
• Develop and maintain long-term relationships with existing and prospective tenants
• Ensure high-quality tenant experience throughout the leasing lifecycle.
• Collaborate with Asset Management, Development, Construction, Marketing and Finance to prepare and commercialize vacancy: Existing Portfolio: upcoming expirations, tenant relocations, lease renewals or re-gears. New Developments: speculative buildings, BTS opportunities, landbank commercialization.
• Provide commercial input to feasibility studies and business plans for upcoming projects.
• Monitor logistics market trends, rent levels, absorption patterns and competitor pipeline.
• Maintain strong relationships with brokers, 3PLs, retailers, e-commerce and industrial occupiers.
• Identify leads and new business opportunities across all submarkets.
• Take active role in preparing market reports supporting investment, development and asset-management decisions.
• Work closely with Asset/Property Management on asset strategy, rent targets, renewal approach, tenant mix, budgets and approvals.
• Ensure consistent communication and documentation flow throughout the deal cycle.
• Prepare deal summaries and internal approval documents for management and investment committees.
• Ensure lease documentation aligns with legal frameworks and P3 standards.
• Report regularly on pipeline status, deal progress, risk areas and strategic recommendations.
• Track leasing KPIs including occupancy, rent growth and tenant retention.

Senior Leasing Manager

• Develop and implement asset-level business plans aligned with P3’s investment strategy.
• Identify value creation opportunities including leasing optimization, repositioning, redevelopment, and cost efficiencies.
• Define and execute strategies to enhance NOI, occupancy, and long-term asset value.
• Monitor asset performance and implement corrective actions where necessary.
• Perform hold & sell analysis and provide strategic recommendations.
• Support acquisition and disposal processes.
• Prepare and support asset-level investment memos, financial models, and recommendations for Investment Committee approval.
• Take ownership of financial performance of assigned assets, including revenue growth and cost management.
• Prepare and manage annual asset budgets, reforecasts, and long-term business plans.
• Monitor operating performance against budgets, KPIs, and underwriting assumptions.
• Oversee valuation inputs and support external valuation processes.
• Provide detailed financial and operational analysis to support decision-making.
• Define leasing strategies to maximize occupancy, tenant quality, and rental growth.
• Collaborate with leasing teams and external brokers to secure new tenants and renewals.
• Build and maintain strong relationships with key tenants.
• Identify opportunities for lease restructuring or optimization.
• Provide technical input into lease negotiations where required.
• Support the implementation of day-to-day Technical Asset Management activities across assigned assets in the Netherlands in line with asset-holding company requirements.
• Track and evaluate technical performance of assets (maintenance, capex, compliance, lifecycle planning) against business plans and market standards.
• Oversee and support capex projects and major technical initiatives, ensuring alignment with budgets, timelines, and asset strategy.
• Collaborate with technical teams and external advisors to review scopes, costs, risks, and execution of projects.
• Support preparation and monitoring of operating budgets and long-term technical plans.
• Ensure compliance with local regulations, safety standards, and operational requirements.
• Drive implementation of ESG initiatives across the portfolio.
• Identify and execute sustainability improvements (energy efficiency, solar PV, EV infrastructure, certifications).
• Ensure assets comply with environmental and regulatory requirements.
• Work closely with internal and external teams including Development, Construction, Finance, Leasing, Property Management, and Legal.
• Supervise external property and facility managers to ensure operational excellence.
• Manage external advisors including brokers, consultants, and technical experts.
• Ensure alignment between asset strategy, country priorities, and group-level objectives.
• Monitor logistics and real estate market trends, occupier demand, and competitor activity.
• Provide strategic insights and recommendations to support portfolio positioning.
• Maintain strong relationships with brokers, tenants, investors, and industry stakeholders.
• Represent P3 at relevant industry events.
• Prepare asset performance reports and portfolio updates for senior management.
• Contribute to portfolio and investment committee materials.
• Ensure compliance with internal governance, investment guidelines, and reporting standards.

Asset Manager

• Oversee the performance and value of a portfolio of industrial / logistics assets
• Develop and execute asset management strategies aligned with company objectives
• Drive income growth through leasing activity, rent reviews, and contract optimization
• Plan and execute leasing of vacant areas in cooperation with Leasing Team
• Closely work with Investment Manager and Development Team in planning full life cycle of an asset (from acquisition/development to disposal)
• Monitor and analyse financial performance (NOI, budgets, forecasts, CAPEX)
• Prepare and manage annual budgets, valuations and business plans for assigned assets
• Identify and implement value-add initiatives (cost optimization, repositioning, ESG improvements)
• Collaborate with Leasing, Property Management and Development Teams to maximize asset performance
• Manage relationships with tenants, ensuring high satisfaction and retention
• Oversee external service providers (property managers, consultants, brokers, legal advisors)
• Support acquisitions and disposals through underwriting, due diligence, and execution
• Prepare regular reporting for senior management

Financial Planning and Analysis

• Act as the Deal Champ for acquisitions and disposals, assuming full ownership of internal and external coordination and organization, compliance with procedures, negotiation lead, and stakeholder communication throughout the transaction lifecycle.
• Identify, evaluate, and present potential real estate transaction opportunities (both acquisitions and disposals) ensuring alignment with the P3-portfolio strategy and value optimization objectives.
• Build and maintain strong relationships with real estate players, foremost investors, developers and brokers to generate leads for both acquisitions and disposals.
• Manage leads, coordinate administrative processes, and ensure consistent dataroom activities through regular use of P3-Tools (e.g. UW-models, Tableau, Yardi, SharePoint, Drooms/iDeals) to monitor & report progress and drive transactions to completion.
• Gather, record, and analyze relevant comparables, current market reports and conditions through research, networking, site tours, and the continuous collection of market intelligence.
• Prepare non-binding offer letters / letters of intent, offering memoranda, deal presentations, transaction documentation, cash flow projections, and internal committee approval materials in advance of real estate transactions.
