Analyst

• Collaborate with the SVP of Policy to develop, implement and manage effective strategies that influence and support public policy decisions primarily at the federal level
• Serve as point for project management across the policy team
• Work closely with the SVP of Policy, VP of Policy, and VP of Research and Policy Development, to coordinate and manage wide-ranging team deliverables
• Work with policymakers, national industry representatives, community development partners and Enterprise offices across America to advance Enterprise’s public policy priorities
• Project manage multi-portfolio deliverables for policy team leadership
• Develop division-wide communications materials
• Cross-division policy research and development
• Drafting and editing speeches, talking points, blogs, newsletters, website content, and other internal and external communications materials
• Coordinate the development of briefing books and board engagement
• Provide research support for state and local policy team
• Build and maintain strong ongoing relationships with key Congressional staff, the Administration, and related federal agencies
• Support Enterprise’s appropriations advocacy efforts
• Represent Enterprise with key coalitions to advance our federal priorities
• Analyze and track federal legislation, regulations, and new proposals that impact Enterprise’s policy priorities and org-wide work streams
• Develop external and internal communications content
• Draft and review congressional testimony, letters, legislative analyses, and advocacy materials
• Work collaboratively with the rest of the policy team to enhance the teamwork and effectiveness of the policy office
• Represent the policy team on internal Enterprise cross-team collaboration

Policy Analyst

Director

• Own day-to-day management of assigned investor relationships
• Independently close proprietary transactions and guide multi-investor fund placements
• Coordinate bid authorization, investor due diligence, and closing processes with internal and external stakeholders
• Serve as the primary point of contact for investor inquiries
• Maintain strong communication cadence; capture evolving investment criteria
• Prepare/review investment summaries; lead diligence and partnership agreement reviews; manage closing timelines
• Provide support to Managing Director on high volume investor relationships
• Liaise with Acquisitions, Underwriting, Credit, Legal, and Asset Management
• Maintain pipeline reports and property templates; uphold data integrity
• Provide guidance and feedback to Assistant Directors; contribute to training content and SOP improvements

Director, Investor Relations

Full-stack Engineer

• Lead software engineering teams, integration delivery, and enterprise application platform support across Salesforce, Workday/ERP, Yardi, custom development, and related systems
• Establish a clear operating model for software engineering, enterprise applications, integrations, platform enhancement, and ongoing value realization
• Drive measurable value and reliable delivery across Salesforce development and administration, Yardi platform support, full-stack development, commercial software integration, and Workday/ERP application operations
• Partner with Data, Analytics & Reporting, Enterprise Architects to align software engineering, platform roadmaps, integrations, and solution designs with technology strategy
• Manage offshore development resources, third-party consultants, software vendors, and implementation partners to deliver high-quality outcomes with clear accountability
• Support vendor evaluation, contract and statement-of-work negotiation, and ongoing vendor performance management
• Build a culture of innovation, transparency, accountability, continuous improvement, partnership, and measurable results

Vice President, Software Engineering – Platform Management

Communications

• Lead communications strategy for all of Enterprise’s major federal policy work
• Partner closely with Enterprise’s policy development and research team to shape and promote the research that undergirds our advocacy across channels
• Seek daily opportunities to position Enterprise’s experts as the go-to national voices on federal housing policy and legislation
• In close coordination with the marketing and digital teams, help shape advocacy plans that leverage Enterprise’s unique voice and network to influence the public policy debate around our core priorities
• Prepare memos, talking points, op-eds, press releases, media advisories, public testimony, and other materials in support of a robust media relations strategy
• Engage in rapid response, ensuring Enterprise’s voice leads the conversation in the wake of major public policy or Washington-related developments
• Nourish Enterprise’s network of reporter relationships, ensuring journalists have what they need to report on the critical nature of the affordable housing shortage
• Partner with our fundraising and events teams to assist in the planning and execution of Washington-based activities that support our public profile
• Work closely with coalition partners and allies to shape shared communications strategies that benefit our advocacy
• Assist the vice president of communications in supporting C-suite policy communications
• Occasionally serve as a spokesperson for Enterprise

Director of Policy Communications

• Review and refine financial models to ensure alignment with Enterprise modeling standards and tax law
• Support underwriters and analysts by developing specialized model schedules
• Assist the LIHTC Structuring Services team in monitoring and interpreting new LIHTC legislation
• Partner with Finance and Investor Relations to provide accurate, investor-ready financial information and return analyses
• Assist with initial equity funding at transaction closings
• Review post-closing documentation to update financial models
• Participate in tax credit adjuster calculations and provide final review as needed
• Contribute to the training and onboarding of new analysts and underwriters
• Work cross-functionally on special projects requiring tax and structuring expertise

Assistant Director, LIHTC Transaction Structuring

• Lead the identification, triage, and resolution of assets experiencing chronic cash flow deficits or operational distress
• Develop, implement, and oversee property-specific action plans that result in property stabilization
• Prepare and present recommendations to Senior Management
• Find, investigate, and apply for project level grant or soft debt funding to help properties stabilize
• Assist Transactions Team with dispositions and/or refinancings
• Identify additional sources of ancillary income that can help a community stabilize
• Manage, coach, and develop a team of workout-focused asset management professionals
• Review and approve operating budgets, reforecasts, capital expenditure plans, and non-routine expenditures
• Analyze financial statements, debt structures, reserve usage, and partnership arrangements
• Partner with property management, development, compliance, and resident services teams to resolve complex asset challenges
• Oversee site visits, physical needs assessments, inspection responses, and action plans
• Oversee monthly, quarterly, and annual reporting for the workout portfolio
• Prepare clear internal reporting and support lender, investor, and partner communications
