About the role
- Build, lead, and develop a high-performing on-site team; foster collaborative, positive environment
- Oversee daily property operations including leasing, maintenance, customer service, and vendor management
- Implement and refine systems and procedures to drive operational efficiency and reduce costs
- Supervise maintenance and contracted services to maintain curb appeal, cleanliness, and safety
- Ensure compliance with legal, regulatory, and company policies
- Maintain occupancy rates at or above 99% and collections at or above 98% of potential income
- Maximize Net Operating Income (NOI) through cost control, revenue generation, and budgeting
- Ensure leasing, accounting, and property management systems (e.g., Entrata) are up to date
- Analyze financial reports, manage budgets, and report variances and performance
- Oversee payroll, invoicing, and hiring documentation execution
- Develop and execute annual marketing plan; track daily/weekly leasing goals
- Maintain market knowledge and coach team on competitive landscape
- Plan and execute resident events and collaborate with local schools and student organizations
Requirements
- Bachelor’s degree preferred OR 2–5 years of experience in student or multifamily housing, or an equivalent combination of education and experience
- Proficient in Microsoft Outlook, Word, Excel
- Proficient in property management software (Entrata preferred)
- Working knowledge of market rate and LIHTC programs
- Working knowledge of Fair Housing Laws and EEO laws
- Strong skills in staff recruitment and development
- Strong skills in financial management, marketing strategy, scheduling, and operational oversight
- Knowledge of landlord/tenant statutes, Fair Housing, and safety regulations (training staff accordingly)
- Ability to analyze financial reports, manage budgets, and provide performance updates
- Willingness to undergo criminal background and drug screening
