Underwriter

• Oversee a high-performing mortgage underwriting and risk team.
• Direct the underwriting operations, ensuring loan decisions are made in accordance with agency guidelines (FNMA, FHLMC, FHA, VA), investor overlays, and Tomo's internal credit policies.
• Maintain high standards of accuracy, completeness, and sound risk assessment.
• Evaluate and approve complex loan files, including those with layered risk, non-standard income documentation, and non-QM transactions.
• Establish and enforce credit risk tolerance levels in alignment with company objectives.
• Ensure full compliance with federal and state regulations, including RESPA, TILA, ECOA, and Fair Lending requirements.
• Partner closely with Processing, Closing, Secondary Markets, and Sales leadership to resolve pipeline issues, provide underwriting guidance, and ensure smooth loan flow from application to close.
• Identify and implement workflow enhancements to increase underwriting efficiency, reduce turn times, and improve decision consistency.
• Establish and monitor KPIs including turn time, approval rates, suspense/decline rates, and post-close audit results.
• Conduct regular file audits and provide targeted coaching to maintain quality benchmarks.
• Design and deliver ongoing training programs covering underwriting guidelines, credit analysis, documentation requirements, and regulatory updates.

Underwriting and Credit Policy Director

Manager

• Manage, mentor, and develop a team of post-closing coordinators and Jr post-closers, providing day-to-day oversight and performance guidance.
• Establish and monitor team productivity standards, including review of an average of 5–6 loans per coordinator per day at a high quality threshold.
• Conduct regular pipeline reviews, identify bottlenecks, and reallocate resources to maintain turnaround targets.
• Serve as the escalation point for complex loan defects, documentation disputes, and investor exceptions.
• Oversee the audit of all closed loan files to verify completeness, accuracy, and compliance with regulatory requirements and investor guidelines.
• Direct the review and remediation of loan defects, ensuring all outstanding conditions are resolved within department SLAs.
• Maintain accountability for final recorded and non-recorded closing documents, ensuring proper custody and maintenance.
• Ensure all post-closing activities meet TRID disclosure and timing requirements, FHA/VA/USDA guidelines, and applicable fair lending laws.
• Manage submission and receipt of FHA mortgage insurance and VA loan guaranty within 60 days of closing.
• Oversee processing of upfront MIP and VA/USDA funding fee payments through the payment processing system.
• Ensure all loans are registered with MERS
• Manage submissions of all required loans through Fannie/Freddie UCD
• Collaborate with compliance, legal, and secondary market teams to address investor findings and repurchase requests.
• Develop and maintain post-closing policies, procedures, and training materials to support team consistency and regulatory alignment.
• Track and report key performance metrics including defect rates, cure timelines, investor delivery rates, and team throughput.
• Identify systemic issues and lead cross-functional initiatives to improve loan quality and reduce post-closing defects.
• Partner with closing, underwriting, and operations leadership on process alignment and shared quality standards.
• Administer and optimize workflows within the loan origination system (LOS) to support post-closing efficiency.
• Manage relationships with title companies, recording agencies, custodians, and investors as needed to resolve post-closing issues.

Post Closing Manager

• Oversee a dynamic team of Mortgage Loan Processors, ensuring accuracy and compliance in loan applications while fostering a customer-centric culture.
• Lead and mentor a team of ~10+ Mortgage Loan Processors, serving as a point of escalation for complex issues and ensuring high performance and professional growth within the team.
• Oversee company pipeline such that the team adheres to SLAs, maintains high standards of accuracy and compliance, ensures quality submissions to Underwriting, conducts timely follow-ups to prevent bottlenecks in the process, and coordinates successful closings on time.
• Train team on customer service skills, both in written and verbal communications with agents, customers, and internal teams.
• Identify and implement process improvements to enhance efficiency and effectiveness within the mortgage processing team.
• Work cross functionally to grow the team, taking an active role in interviewing and hiring top talent.

Mortgage Processing Manager

Analyst

• Improve efficiency and accuracy in our lock workflows to ensure sales and customer requests are fulfilled in a timely manner
• Build tools to enable us to “Watch the money” by ensuring that loans meet our revenue requirements and investors price our loans properly
• Lead a range of quantitative projects to enable us to better understand and monetize our business
• Work on both our systems for MBS and whole loan trading
