Mortgage Loan Closer

• Perform all closing functions relative to home equities and residential mortgage loans, both service retained and service released, homeowner construction loans, and consumer loans across all applicable residential lending channels
• Provide professional and courteous communication with borrower, closing agent/attorney
• Work diligently with closing agent/attorney to resolve any closing/title related issues to ensure timely loan closings
• Responsible for scheduling closing dates for assigned loans
• Proactively schedule loans prior to commitment expiration, rate lock expiration and delivery dates
• Obtain/review appropriate homeowner, condominium and flood insurance prior to delivery of closing documents
• Ensure binder is current, coverage is sufficient (as to the amount of coverage and time frame) and flood zone, if applicable, is accurate
• Review Title Commitment, E & O, Closing Protection Letter, Proposed Warranty Deed, fees and obtain title clearance from closing agent/attorney
• Review and verify Verbal Verification of Employment for borrower(s) have been completed according to NSB requirements for all current employment listed on 1003/1008
• Review internal payoff statements once received
• Request internal payoff statements through the core database; provide copy to closing agent/attorney
• Ensure loans in Pre-Close status meet scheduling requirements set by Closing Manager
• Review the final, disclosed Loan Estimate for accuracy prior to completing the initial Closing Disclosure
• Prepare/deliver Closing Disclosures per TRID guidelines
• Accurately review and prepare all types of loan closing documentation including but not limited to mortgage and home equity lines and loans (Conventional, FHA, VA, FNMA, FHLMC, Construction and CHFA), and consumer loans for prompt delivery to Settlement Agent
• Utilize closing checklist to audit loan prior to providing documents to Settlement Agent
• Ensure closing documents are provided to Settlement Agent according to department requirements
• Review and prepare wire disbursement requests for timely delivery of funds to closing agent/attorney
• Mentor and provide guidance to Closer I and Closer II employees
• Perform job functional training on all Residential and Home Equity loans for new, incoming NSB Closers
• Perform at a higher level than Closer I and Closer II by taking on a heavier work load, which includes handling more challenging loan files
• Assist Closing Department Manager with the following responsibilities: Complete 1 st page of Pre-Closing Checklist once loans are cleared to close to validate prior departments procedures have been completed before assigning loan to Closer
• Review Closing Disclosures completed by Closer 1 and Closer II for accuracy within training scenarios as outlined by Closing Department Manager
• Provide professional and courteous communication when dealing with both internal and external customers and positively promote the Bank and Bank’s services
• Ensure that customers receive exceptional services

Mortgage Processor

• Process residential mortgage loans across various programs in accordance with bank policies, procedures, and all regulatory requirements.
• Deliver excellent customer service through proactive communication and collaboration with all internal teams and external customers.
• Analyze loan files, including income, asset, and credit documentation, to ensure completeness and accuracy prior to submission.
• Submit loan files through automated underwriting systems (DU – Fannie Mae Desktop Underwriter or Freddie Mac Loan Product Advisor).
• Maintain accurate and complete data within the loan origination systems to ensure data integrity.
• Utilize fraud detection tools to identify discrepancies and resolve issues in a timely manner
• Act as a primary point of contact for borrowers, employers, appraisal management companies, and attorneys to obtain and clear outstanding conditions.
• Maintain consistent follow-up to ensure all required documentation is received and conditions are cleared.
• Monitor loan pipeline to meet service-level expectations and ensure timely progression from application through closing.
• Collaborate closely with loan officers, underwriters, and closers to meet established deadlines and performance standards.
• Demonstrate strong critical thinking skills by identifying potential risks or issues and escalating properly.

Mortgage Processor II

Operations

• Perform deposit account research requests and fulfill all Legal Service requests
• Monitor key control reports to ensure accurate and compliant system data
• Provide back-office operations support and incident request fulfillment
• Maintain departmental documentation and keep daily task lists updated
• Process various items including statements, notices, and reporting according to Bank policies
• Reconcile assigned General Ledger accounts and perform various settlement accounts functions
• Prepare accurate and timely statistical and billing reports
• Review retirement/Health Savings Account plan documentation for accuracy and compliance
• Handle complex external customer calls exceeding Retail Banking employee knowledge
• Responsible for timely statement cycle verification and reporting

Retail/Deposit Operations Representative II

Financial Planning and Analysis

• Perform General Ledger account reconciliations, investigate variances, and resolve outstanding items in a timely manner.
• Support the annual budget preparation and monitor monthly financial performance against forecasts, identifying trends and variances.
• Process and review all invoices for the Retail Lending area for accuracy, ensuring proper expense allocation and identifying cost-efficiency opportunities.
• Assist in validating Mortgage Banker commission calculations and reconcile related financial accounts.
• Prepare the Mortgage Banker Volume spreadsheet, comparing actual results to budget.
• Review and validate each Mortgage Banker’s individual production on an ongoing monthly basis.
• Prepare and analyze monthly and quarterly financial, production, and pipeline reports for management, finance, and risk oversight.
• Support cost analysis initiatives including time studies and loan origination cost modeling (e.g., FAS91-related activities).
• Support the manager in evaluating and analyzing departmental and cross-functional processes by initiating meetings, identifying solutions, documenting procedures and ensuring adherence to compliance standards.
• Contribute to financial reporting enhancements by improving data accuracy, reporting consistency, and analytical insights, while identifying opportunities to strengthen processes, enhance controls, and drive operational efficiency.
• Assist in administering and coordinating the Loan Origination System (LOS), including issue tracking, system updates, troubleshooting, and coordinating escalation and resolution with internal teams and vendors.
• Partner with lending and operations teams to streamline workflows, improve system usability, and enhance customer experience.
• Support vendor management activities, including coordinating service requests, upgrades, and ongoing system performance monitoring.
• Generate, maintain, and enhance reporting tools, datasets, and internal databases (including Microsoft Access-based systems) to support operational and financial decision-making.
• Document workflows and operational processes, identifying opportunities for standardization, automation, and continuous improvement.
