Oversee daily operations of Parkview Apartments (151-unit affordable community) ensuring units, common areas, and amenities are well-maintained, safe, and functional.
Represent Investment Property Group professionally in all interactions.
Complete assigned work orders and preventative maintenance by diagnosing defects and making repairs per policies, safety standards, and code requirements.
Complete the make ready process for vacant units, schedule vendors/contractors, obtain supplies, and inspect completed work.
Track and manage inventory of materials, supplies, equipment and notify community manager about re-ordering needs.
Schedule and coordinate maintenance staff with the Community Manager; train and monitor safe work practices.
Assist with daily property and common area inspections to detect maintenance issues.
Follow a preventative maintenance schedule and perform repairs on vacant and occupied apartments.
Participate in after-hours on-call rotation and respond to emergencies; overtime pay provided for on-call hours worked.
Routinely complete required reporting using property management software.
Requirements
1+ years’ experience as a Maintenance Supervisor at a multifamily community of 100+ units.
Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members.
Exceptional time management and problem-solving skills.
Must be able to respond to after-hour emergencies as needed and participate in on-call rotation schedule.
Experience and knowledge of plumbing, HVAC, and appliance repairs (stoves, refrigerators, washer, dryers, etc.).
Employees must supply their own hand tools and possess knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment and measuring devices.
Strong communication skills and works well as a team.
A positive attitude.
Must have a valid driver's license.
Bilingual in Spanish and English is preferred but not required.
Experience with Yardi is preferred but not required.
