• Oversee daily operations of Parkview Apartments (151-unit affordable community) ensuring units, common areas, and amenities are well-maintained, safe, and functional.
• Represent Investment Property Group professionally in all interactions.
• Complete assigned work orders and preventative maintenance by diagnosing defects and making repairs per policies, safety standards, and code requirements.
• Complete the make ready process for vacant units, schedule vendors/contractors, obtain supplies, and inspect completed work.
• Track and manage inventory of materials, supplies, equipment and notify community manager about re-ordering needs.
• Schedule and coordinate maintenance staff with the Community Manager; train and monitor safe work practices.
• Assist with daily property and common area inspections to detect maintenance issues.
• Follow a preventative maintenance schedule and perform repairs on vacant and occupied apartments.
• Participate in after-hours on-call rotation and respond to emergencies; overtime pay provided for on-call hours worked.
• Routinely complete required reporting using property management software.

Maintenance Supervisor, Apartment Community

• Represent Investment Property Group in a positive and professional manner at all times
• Work alongside the Community Manager to ensure daily activities, resources of the property, and operational tasks are handled efficiently
• Oversee rent collections, maintain accurate ledgers, manage follow-up on delinquent accounts, and coordinate eviction proceedings as necessary
• Assist with the application and leasing process for new move-ins and renewals and waitlist management
• Conduct daily property walks to inspect common areas, ensuring they are clean, safe, and well-maintained; document findings and take appropriate corrective action
• Perform annual or more frequent inspections of units and follow ups; document findings and take appropriate corrective action
• Meet with and respond to resident concerns, requests, and complaints
• Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders
• Attend and participate in professional activities, meetings, organizations, and regulatory agency meetings or inspections
• Willing and able to assist at properties nearby as needed

Assistant Community Manager – Manufactured Housing Community

• Represent Investment Property Group in a positive and professional manner at all times
• Oversee the operational integrity of a manufactured housing community and support staff to ensure the company meets financial performance and compliance
• Exercise commons sense, good judgement, and consistency with management related matters
• Ensure consistent application of property rules and regulations through new and renewal leases and lease addendums
• Lead, coach, and motivate team members to ensure employees feel valued and empowered
• Ensure compliance with regulatory requirements and prepare and submit reports to partner agencies (Fair Housing, Landlord Tenant Laws, Equal Employment and Equal Housing Opportunity, OSHA, etc.)
• Build and maintain positive relationships with on-site teams, colleagues, residents, vendors, and stakeholders
• Enforce lease agreements, community rules, and regulations
• Market vacant homes in accordance with the approved marketing plan
• Administer budgets, review and analyze operations and recommend corrective actions as needed
• Review delinquent accounts, resident receivables, and accounting reporting

• Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders
• Oversee the collection of rents and other monies, review all delinquent accounts and resident receivables
• Attend and participate in professional activities, meetings, organizations, and regulatory agency meetings or inspections
• Walk property daily to ensure common areas are in good condition
• Perform annual or more frequent inspection of units and follow ups

Assistant Community Manager, Apartment Community

• Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items; track inventory and notify supervisor about re-ordering needs
• Schedule staffing of maintenance staff and coordinate with Community Manager
• Train and monitor safe work practices and provide guidance to staff; schedule training as necessary
• Inspect the property and all common areas daily to detect maintenance problems
• Follow a preventative maintenance schedule
• Perform repairs and maintenance on vacant apartments to ensure operating conditions and appearance upon move in
• Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders

• Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
• Perform general park and facilities maintenance under minimum supervision in a manner that meets optimum quality and efficient production.
• Promote positive, proactive resident relations by demonstrating fair, and consistent treatment during all resident interactions.
• Assist with the inspection of the property and all common areas each morning to detect maintenance problems that require attention.
• Follow a preventative maintenance schedule.
• Contribute to the achievement of occupancy goals and promote a quality living experience for residents by effectively performing maintenance tasks.
• Serve as a resource for management and assistant in the development and communication of more efficient methods of maintaining the apartment community.
• Participate in after-hour and emergency coverage rotation schedule.
• Must possess knowledge and skills in the safe use and maintenance of power tools and mechanical equipment.

Maintenance Technician, Manufactured Housing Community

• Inspect property and all common areas each morning to detect maintenance problems
• Vacuum, sweep, clean toilets, take out trash, scrub floors, disinfect hallways, community room, and leasing office
• Patrol grounds daily to remove litter and clean entryways and stairwells; focus on pool areas, leasing office, models, and mail areas; report repairs to Leasing Office/work order
• Handle chemicals, including pool chemicals, safely and responsibly
• Perform trash-out duties in vacated apartments and remove abandoned furniture, trash, and boxes
• Sweep and blow off sidewalks, walkways, parking areas, garages, and dumpster areas using a leaf blower or power-washer
• Support service team members and perform other tasks assigned by Community Manager or Regional Manager

Groundskeeper, Manufactured Housing Community

• Represent Investment Property Group in a positive and professional manner at all times.
• Oversee the operational integrity of a multifamily community and support staff to ensure the company meets financial and operational performance and compliance metrics.
• Exercise common sense, good judgement, and consistency with management related matters.
• Ensure consistent application of property rules and regulations through new and renewal leases and lease addendums.
• Ensure compliance with regulatory requirements, preparation, and submittal of reports to partner agencies (Fair Housing, Landlord Tenant Laws, Equal Employment and Equal Housing Opportunity, OSHA, etc.). Build and maintain positive relationships with on-site teams, colleagues, residents, vendors, and stakeholders.
