Product Manager

• Organizes and facilitates daily stand-ups, sprint planning, sprint reviews, retrospectives, and refinements.

Customer Support

• Handle inbound calls and/or emails from tenants, vendors, potential tenants regarding company properties, resident accounts, resident maintenance repairs, to determine appropriate solutions
• Focus on quality customer service, asking questions to determine specific issues and processing solutions or moving the issue to the correct person or work group for handling
• Provide accurate and timely assistance to the caller and document transactional activity in the CRM database or other systems, ensuring proper call handling and follow-up as needed
• Collaborate and communicate with internal departments, vendors, business partners; assist and participate in problem-solving in an effective and timely manner within job scope
• Place outbound calls to follow up with customers and property management regarding actionable items and/or provide additional information

Financial Planning and Analysis

• Plans and oversees day-to-day departmental objectives, monitors team deliverables, performance, and provides corrective action when necessary.
• Assists in providing training for IT staff and business users.
• Directs departmental team through guidance, administration, maintenance and updates of assigned application platforms and business verticals.
• Provides leadership for the selection, maintenance, enhancements, training, upgrades, and other core components of Enterprise Resource Planning (ERP) and other financial systems software.

• Oversees and manages all Land Acquisition Department employees ensuring each is executing their specific land functions for identifying, analyzing, underwriting, negotiating, acquiring, and entitling new lot for land development.
• Creates an annual strategic acquisitions plan defining geographic, product and pricing goals to guide acquisition efforts and support the Company’s overall strategic plan by region using our Unit Delivery Plan (UDP).
• Ensures general market research focuses on employment, demographics, leasing volume and competition.
• Provides targeted market studies and information that may be requested by the AMH executive team.
• Leads the preparation of (with the assistance of the VP of Land Development) Proforma submittals, feasibility packages including product recommendations, financial analysis, risk mitigation measures, letters of intent, agreements, and other related legal documents needed in purchasing land.
• Oversees the acquisition escrow and entitlement process, tracks deal status, including transaction milestones.
• Briefs management on targeted acquisitions and timing.
• Obtains approval for capital expenditure.
• Oversees the creation, management, and updating of investment proformas, budgets, schedules, financing scenarios, and evaluation of the market characteristics.
• Participates in and leads negotiations on purchase agreements, oversees the transaction timeline toward a timely closing.
• Generates acquisition opportunities by developing targeted submarkets within each marketplace.
• Develops trusted relationships with a network of industry contacts including brokers, developers, and property owners in the relevant areas of operation.
• Monitors economic and industry trends.
