• Commercial and technical management of properties in the commercial and residential sectors, serving as the central point of contact for tenants (approx. 70% commercial, 30% residential)
• Conducting lease negotiations: from active tenant acquisition to contract conclusion
• Proactive property management: identifying optimization potential and negotiating contract addenda
• Independent receivables management based on centrally created dunning procedures (RELion)
• Preparing property analyses/reports, leasing and optimization strategies, and reporting/statistics
• Preparing budget plans and reports, including monitoring and optimizing budgeted target figures
• Managing and supervising external service providers to ensure optimal property operation (repairs, inspections & maintenance, etc.)
• Handling insurance claims in cooperation with the technical property management team
• Validating service charge statements and processing objections/disputes
• Monitoring and inspecting building and systems condition, including action and budget planning using our systems (RELion, MS365)

Property Manager – Commercial & Residential, commercial/technical

• Kaufmännische / technische Betreuung von Objekten im Bereich Gewerbe und Wohnen als zentraler Punkt für die Mietenden (70% Gewerbe, 30% Wohnen)
• Führen von Mietvertragsverhandlungen: Von der aktiven Mieterakquisition bis zum Vertragsabschluss
• Proaktives Objektmanagement: Ausschöpfung von Anpassungspotentialen sowie Nachtragsverhandlungen
• Eigenständige Forderungsverfolgung anhand zentral erstellter Mahnvorgänge (RELion)
• Erstellung von Objektanalysen/-auswertungen, Vermietungs- und Optimierungsstrategien sowie Reporting/Statistiken
• Erstellung von Budgetplanungen und Reportings inkl. Überwachung und Optimierung der budgetierten Planzahlen
• Steuerung und Überwachung externer Dienstleister zur optimalen Bewirtschaftung der Objekte (Instandsetzungsmaßnahmen, Prüfung & Wartung etc.)
• Bearbeitung von Versicherungsschäden in Zusammenarbeit mit dem technischen Property Management
• Plausibilisierung der Betriebskostenabrechnung sowie Widerspruchsbearbeitung
• Überwachung und Prüfung Gebäude- und Anlagenzustand inkl. Maßnahmen- und Budgetplanung mit Hilfe unserer Systeme (RELion, MS365)
