• Perform Property Condition Assessments of existing commercial properties
• Monitor new construction or renovation projects and conduct periodic site visits to monitor construction and review payment requisitions
• Assist with energy and ADA audits
• Make forensic assessment of major building systems and distressed conditions and take photos of site and building system conditions
• Conduct basic interviews and research covering property maintenance history and public records research regarding building, zoning, and fire code violations
• Make recommendations for maintenance and probable costs for building systems using cost and recommendation libraries
• Write clear and concise condition and status reports using in-house report templates
• Observe general compliance of as-built conditions with contract drawings and specifications and review construction schedules and job cost reports
• Manage multiple projects and deliver outstanding client service with timely responses and proactive solutions

• Perform environmental due diligence projects focused on commercial real estate
• Conduct Phase I Environmental Site Assessments (ESAs) and Agency-focused Freddie Mac/Fannie Mae ESA projects
• Perform environmental reviews and state and federal regulatory program file reviews
• Conduct field investigations
• Apply basic understanding of commercial real estate lending and finance to due diligence
• Provide superior customer service, technical writing, and timely project management
• Coordinate with clients and senior staff; manage multiple projects and meet strict deadlines
• Travel as necessary for fieldwork and client needs

Project Manager, Environmental Due Diligence

• Assess and report on the property condition of various commercial projects such as multifamily residential, office, hospitality, retail, industrial, educational, religious, recreational, medical, and assisted living property types, as well as manufactured housing and marinas

• Take photos of site and building system conditions
• Conduct basic interviews and research covering property maintenance history
• Make recommendations for maintenance and probable costs for building systems using our cost and recommendation libraries
• Write clear and concise condition and status reports using our in-house report templates
• Conduct public records research regarding building, zoning, and fire code violations
• Conduct periodic site visits to monitor construction, review contractors’ requisitions for payment, and recommend the release of construction funds

• Managing large national accounts
• Building direct client relationships in support of sales efforts through servicing the account and in-person meetings
• Serving as primary engineering or architectural lead for national accounts, many of which are AEI’s top clients
• Maintaining a technical review load and delegating reviews to support staff as needed
• Ensuring all projects are staffed, performed to high standards of quality, and delivered on time
• Managing Building Assessment projects being completed by associate consultants (1099s)
• Ensuring all projects meet the client's goals and scope expectations
• Provide training and mentoring to junior staff
• Building an intimate, in-depth understanding of the client's goals and facilitating the delivery of consulting to meet those needs

National Client Manager / Senior PCA Reviewer – Building Assessments

• Perform environmental due diligence projects focused on commercial real estate
• Perform Phase I Environmental Site Assessments (ESAs) and agency lender (Freddie Mac, Fannie Mae) ESA projects
