About the role
- Perform Property Condition Assessments of existing commercial properties
- Monitor new construction or renovation projects and conduct periodic site visits to monitor construction and review payment requisitions
- Assist with energy and ADA audits
- Make forensic assessment of major building systems and distressed conditions and take photos of site and building system conditions
- Conduct basic interviews and research covering property maintenance history and public records research regarding building, zoning, and fire code violations
- Make recommendations for maintenance and probable costs for building systems using cost and recommendation libraries
- Write clear and concise condition and status reports using in-house report templates
- Observe general compliance of as-built conditions with contract drawings and specifications and review construction schedules and job cost reports
- Manage multiple projects and deliver outstanding client service with timely responses and proactive solutions
- Work as a team member with senior staff reviewing and critiquing reports
Requirements
- Bachelor’s degree in Architecture, Engineering or Construction Management required
- PE or RA license a plus
- Previous construction administration, construction management, architecture, engineering or similar experience
- Experience performing Property Condition Assessments (PCAs) and writing technical reports preferred
- Knowledge and experience in assessing various property types preferred (multifamily, office, hospitality, retail, industrial, educational, medical, assisted living, marinas, etc.)
- Knowledge of the entitlement/permitting process and construction delivery methods and agreements
- Familiarity with construction best practices and general building codes
- Technical writing proficiency
- Photography skills
- Understanding of cost estimating for general budget purposes
- Proficiency in Word, Excel, and Outlook
- Advanced writing and communication skills
- Personable and able to communicate with people at all levels
- Willingness to travel if necessary
- Self-starter, resourceful, ability to work independently on multiple projects under strict deadlines
- Capable of climbing ladders and accessing two- and three-story, low-slope roofs; able to navigate stairs, sites, and building interiors
- Ability to occasionally lift and/or move up to 25 pounds
- Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments a plus
