About the role
- Maintain quality and efficiency in maintenance operations within assigned group of properties, including budgeting, planning and scheduling, inspecting, technical assistance, reporting, purchasing
- Act as safety ambassador and promote safety culture; lead safety education meetings; monitor safe work practices and PPE; participate in emergency response and obtain OSHA 10
- Identify building defects, propose solutions and cost approximations
- Assist in creating scopes of work for CapEx, manage bidding, contribute to completion of CapEx projects
- Oversee implementation of routine and special projects by site teams
- Use Yardi or other PMS to create reports and analyze property performance metrics related to work order completion, turnover, and preventive maintenance
- Ensure building systems are maintained per industry standards and manufacturer requirements
- Inspect properties for curb appeal, cleaning, and general maintenance
- Provide technical assistance on maintenance items and support asset acquisition/disposition
- Manage violations and compliance with Local Laws (NYC)
- Work with Procurement team to optimize vendor relationships and ensure compliance with procurement policies
- Communicate portfolio status to stakeholders; describe technical conditions to non-technical members; liaise with contractors and design professionals
- Coach and mentor Service Managers; schedule associates and contractors; present best practices; support SVP of Engineering initiatives
- Participate in annual budget process, quarterly expense reviews, maintain accountability for property performance
- Local travel within market area and participate in emergency response teams as needed
Requirements
- Reside within a reasonable commuting distance of NYC/NJ properties (ideally within 60 to 90 minutes)
- Minimum of 5 years related experience in multi-family maintenance with progression from site to multi-site and regional/area management
- Completion of industry training courses
- Education from technical/vocational college is an advantage but not required
- Hold minimum of OSHA 10 certification, or obtain within 90 days of hire
- Experience with Yardi or other core property management software
- Baseline knowledge of construction drawings and documents (architectural, MEP, construction manuals, product specifications)
- Ability to create scopes of work for CapEx projects and manage competitive bidding
- Ability to inspect properties and ensure maintenance, curb appeal, cleaning per company policies
- Manage compliance with Local Laws and violations (For NYC)
- Strong problem-solving and creative thinking skills
- Ability to communicate professionally and respectfully in writing and conversation
