About the role
- Own all renovation, maintenance and turn activity across your region
- Scope homes and drive daily progress
- Eliminate renovation backlogs with urgency and discipline
- Provide the leasing team with accurate project delivery dates
- Ensure timely, high-quality completions aligned with HUD/HQS standards
- Maximize ROI on every home and deliver high yield returns while ensuring quality and timeliness
- Monitor and improve TVP, overhead, and margin performance
- Operate within overhead targets and manage vendor spend with precision
- Make data-informed decisions across projects, vendors, and team deployment
- Collaborate cross-functionally with centralized teams
- Ensure your region performs as a self-contained business unit
- Lead and empower local teams, vendor crews, and market partners
- Identify gaps and build the bench with capable, reliable talent
- Set expectations, lead by example, hold the line, and build a culture of ownership
- Make strategic maintenance and capital expenditure decisions
- Build the right teams and keep markets lean and profitable
- Influence fund-wide strategy by setting a gold standard in market operations
Requirements
- Hands-on hustle and relentless ownership mentality
- Strong financial acumen and bias for action
- Ability to scope homes, solve problems in real-time, and drive performance across cost, quality, and speed
- Experience making strategic maintenance and capital expenditure decisions
- Ability to build and lead local teams, vendor crews, and market partners
- Experience managing vendor spend and operating within overhead targets
- Respected by contractors and trusted by partners
- Highest level of honesty, integrity and professionalism
- Ability to solve problems on the ground and think three steps ahead
- Track record of delivering quality, speed, and profitability
