About the role
- Oversee the maintenance and repair activities within the organization.
- Manage a team of maintenance personnel and ensure that all equipment and facilities are operating efficiently and safely.
- Plan and execute maintenance schedules, maintain records, and ensure compliance with safety regulations and organizational standards.
- Perform maintenance tasks from time to time as needed.
- Lead, train, and evaluate maintenance staff to ensure high levels of performance.
- Assign tasks and prioritize work for the maintenance team based on facility needs.
- Develop and implement maintenance schedules and procedures to ensure optimal equipment functionality.
- Monitor and inspect work performed by maintenance staff, ensuring quality standards are met.
- Assist in the preparation and management of the maintenance budget.
- Monitor inventory levels of maintenance supplies and equipment, ordering as necessary.
- Ensure adherence to safety regulations and best practices, conducting regular safety inspections and training sessions for maintenance staff.
- Maintain accurate records of maintenance activities, repairs, and inventory.
- Prepare and present reports on maintenance operations, budget considerations, and progress to upper management.
- Collaborate closely with other departments to coordinate maintenance needs and schedules.
Requirements
- High school diploma or equivalent; an associate degree or higher in a related field is preferred.
- Minimum of 5-7 years of experience in maintenance management or a similar role, preferably within property management or a related industry.
- Demonstrated experience in overseeing maintenance operations for multiple properties.
- Proven ability to lead and manage a diverse team of maintenance professionals.
- Strong leadership skills with a focus on team development, motivation, and performance management.
- In-depth knowledge of building systems, including HVAC, electrical, plumbing, and general building maintenance.
- Ability to troubleshoot and resolve complex maintenance issues efficiently.
- Experience in planning, coordinating, and executing maintenance projects, including budgeting, resource allocation, and timeline management.
- Strong organizational skills and attention to detail are essential.
- Excellent verbal and written communication skills, with the ability to interact effectively with team members, vendors, and clients.
- Strong negotiation and conflict resolution skills are also required.
- Strong analytical and problem-solving skills, with the ability to make sound decisions under pressure.
- Ability to prioritize tasks and manage multiple projects simultaneously.
- Knowledge of safety regulations and compliance standards related to property maintenance.
- Commitment to maintaining a safe and compliant work environment.
- Familiarity with maintenance management software and tools.
- Proficiency in Microsoft Office Suite and other relevant software applications.
- Ability to read and interpret technical documents and manuals.
