About the role

  • Accept and log all complaint, status, and follow-up calls in the 360 CMMS database
  • Take immediate action on all alarms and repair/correct alarm conditions or start follow-up
  • Monitor, adjust and maintain refrigeration, chilled water, HVAC, centrifugal chillers, cooling towers, VAV systems, electrical, emergency backup systems and hot water systems
  • Perform preventive maintenance on base building and critical system equipment
  • Install and repair plumbing/piping/tubing, pumps, motors, air compressors, heat exchangers, bearings and seals
  • Install, repair and maintain electrical controls, switching and motor controls
  • Perform routine facility repairs (sheetrock, patching, caulking, painting, lock repair)
  • Maintain tools, order supplies, and comply with hazardous materials storage and disposal policies
  • Ensure R&M data is captured on work orders and maintain system documentation in CMMS
  • Review and analyze system data and recommend maintenance changes, upgrades or replacements
  • Supervise contractors and 3rd party maintenance providers
  • Routinely available as on-call craftsperson and perform duties at multiple buildings

Requirements

  • High school diploma or state equivalent required
  • Two years of related trade schooling or equivalent
  • Minimum four years experience working with mechanical systems
  • Universal certification (Refrigeration) required
  • Boiler License (Black Seal) preferred
  • Multi-skilled in HVAC, pipe fitting/plumbing and electrical
  • Ability to analyze operation of systems and take corrective action
  • Ability to wire single and three phase motors (under direction of Site Electrician)
  • Must be available for Call-in work and routinely available as “On Call” craftsperson
  • Manager refrigerants in compliance with NJ and EPA requirements, including maintaining accurate refrigerant usage and inventory records
  • Willingness to work overtime and at multiple buildings
