Represent Investment Property Group in a positive and professional manner at all times
Complete assigned work orders and preventative maintenance by diagnosing defects and making repairs per policies, procedures, safety standards, and code requirements
Complete the make-ready process to prepare vacant apartment homes for new move-ins by scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work
Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items; track inventory and notify supervisor about re-ordering needs
Schedule staffing of maintenance staff and coordinate with Community Manager
Train and monitor safe work practices and provide guidance to staff; schedule training as necessary
Inspect the property and all common areas daily to detect maintenance problems
Follow a preventative maintenance schedule
Perform repairs and maintenance on vacant apartments to ensure operating conditions and appearance upon move in
Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders
Routinely complete required reporting using property management software
Requirements
1+ years prior experience as a Maintenance Supervisor at an affordable multi-family apartment community of 100+ units
Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members
Exceptional time management and problem-solving skills
Must be able to respond to after hour emergencies as needed and participate in on-call rotation
Experience and knowledge of plumbing, HVAC, and appliance repair
Superior customer service, attention to detail, and time management skill Dynamic self-starter who enjoys working with others and excels in a faced paced team-oriented environment
Employees must supply their own hand tools and possess knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment and measuring devices.
Strong communication skills and works well as a team

Must have valid driver's license
Experience with Yardi is preferred but not required
