About the role
- Lead commercial oversight of the Total FM contract, ensuring compliance with obligations and performance standards.
- Interpret and apply contract clauses, advising operational teams on risks and impacts.
- Ensure accurate administration of change control, including reviewing, pricing, negotiating, and securing approvals for variations.
- Produce accurate monthly commercial reports, forecasts, and P&Ls.
- Review accruals, WIP, provisions, and cost capture for financial accuracy.
- Oversee subcontractor performance, pricing, compliance, and procurement.
- Act as commercial interface with SPV, school leadership, and internal teams.
- Identify and manage commercial risks and support audit processes.
- Support operational teams with commercial guidance and reviews of contractor quotes in line with agreed rates.
- Manage procurement processes, quote analysis, tendering, and negotiation for minor works, reactive jobs, and projects.
Requirements
- Proven experience as a Commercial Manager, Senior QS, or Commercial Lead within FM and PFI sectors.
- Strong understanding of Total FM delivery (M&E, cleaning, security, grounds, helpdesk, compliance).
- Excellent knowledge of commercial mechanisms including variations, change control, and payment processes.
- Strong financial acumen with experience in forecasting, reporting, and cost control.
- Advanced Excel skills and strong analytical capability.
- Effective negotiation skills and ability to challenge suppliers constructively.
- Strong stakeholder management, especially with SPVs and education environments.
