About the role
- Operational oversight of an assigned portfolio of ~400 units and +/- 25 residential apartment buildings
- Work with Portfolio Management to meet operational, financial and performance goals with guidance from Senior Regional Property Manager
- Develop yearly operating and capital expenditure budgets with SRPM oversight
- Train and manage building managers; conduct annual reviews
- Negotiate/evaluate contracts and make recommendations
- Conduct frequent site visits to verify standards, code, and safety compliance; evaluate maintenance, grounds, housekeeping
- Coordinate property tours and site visits
- Utilize Office 365, Salesforce, Smartsheets, Yardi, HappyCO, PayScan, Violation Radar, and other programs
- Implement cost control, revenue maximization, and delinquency management with accounting
- Approve invoices for property work
- Work on portfolio strategy, dispositions/marketing plans
- Maximize rental income and occupancy through leasing staff and personal efforts
- Ensure reports are completed accurately and timely
- Work with Resident Services on residential issue resolutions and provide legal oversight
- Represent owner at Rent Board Hearings and other legal proceedings with SRPM oversight
- Monitor and resolve building violations
- Project manage capex projects with guidance from SRPM
- Process move-outs and unit turnovers updating Yardi
- Monitor vendors and project managers to complete projects
- Oversee maintenance staff and vendors to meet company standards
- Participate in Resident Manager Trainings and building manager events
- All other duties as assigned
Requirements
- College degree required
- Valid California Driver’s License
- Complete and maintain California Certified Resident Manager Certification (CCRM)
- 2-3 years of experience in property management experience required
- Knowledge of computer programs Microsoft Suite required; and Yardi strongly preferred
