• Own and manage the day-to-day administration of all in-house Money Claims Online.
• Issue pre-protocol letters and submit Money Claims Online.
• Prepare and file all necessary court documents accurately and within prescribed deadlines, including claim forms, acknowledgments of service, and witness statements.
• Maintain and update the Debt Claims Tracker, providing regular status reports to the Senior Credit Controller.
• Monitor court hearing dates and ensure TAC’s representation is arranged and prepared for court appearances or mediation sessions.
• Liaise with court officials to track case progress and resolve procedural queries.
• File court defences.
• Agree payment plans with customers.
• Initiate settlement negotiations and engage with courts, representing TAC at court or mediation meetings as required.
• Manage the enforcement of court judgments, including instructing bailiffs or applying for warrants of execution where necessary.
• Deliver monthly updates on collections performance, potential bad or doubtful debts, and prepare justifications for write-off authorisations.
• Target activities to maximise debt collection and reduce aged debt, including resolving account disputes.
• Assess cases for transfer to external legal partners when appropriate.
• Maintain detailed records of all court-related correspondence and documentation for audit and compliance purposes.
• Provide guidance and support to internal teams on small claims court procedures and timelines.
• Review and analyse court outcomes to inform future debt recovery strategies and improve processes.
• Ensure compliance with all legal and regulatory requirements related to small claims processing.
• Collaborate closely with Credit Controllers and Property Managers to resolve disputes efficiently.

• Deliver exceptional, customer-centric property management services for The Arch Company Estate throughout the Manchester area
• Engage with customers through a comprehensive inspection regime and improve common parts within service charge estates
• Ensure compliance with all statutory regulations and industry standards
• Take charge of budgeting and reconciling service charges in alignment with asset and portfolio strategies
• Address customer enquiries, identify and introduce new service charge estates, recommend budgets for exceptional works, and ensure optimal property performance
• Collaborate with Finance/Credit Control on strategies for resolving customer arrears (e.g., forfeiture)
• Onboard new customers with handover packs and initial query support
• Collaborate with Transaction Managers on lease renewals and rent reviews and proactively address issues to support retention
• Log and manage property management-specific queries, including compensation requests
• Oversee exit processes: review termination notices, manage communication, handle dilapidations and deposit returns
• Manage mid-tenancy Licence to Alter requests and non-commercial third-party access requests
• Own breach management: review and pragmatically resolve lease violations, manage unauthorised subletting, unauthorised alterations, planning breaches, and unauthorised land use
• Manage removal of squatters and unauthorised occupiers, including overseeing adverse possession claims
• Proactively report and manage Health & Safety risks and serve as advocate for safety standards
• Collaborate in a fast-paced team environment to enhance customer impact and support colleagues

Property Manager

• Support the Transformation Director in discovery, planning, development and deployment of automation projects aimed at enhancing financial processes
• Lead initiatives to streamline financial operations, improve accuracy and enhance productivity
• Conduct research, facilitate requirement gathering sessions, create workflows, develop prototypes, define user stories and establish project scope
• Oversee resource allocation, budget management, timeline development, risk mitigation strategies, training plans and test plans
• Produce comprehensive Project Initiation Documents
• Manage day-to-day project activities including stakeholder engagement and collaboration, task management, risk and issue management, change management, project documentation and administration, and reporting
• Develop test plans, conduct test sessions, facilitate or witness User Acceptance Testing (UAT), and manage bug tracking and resolution
• Support the transition to Business As Usual (BAU), schedule project end reports and organise benefit realisation sessions
• Perform elements of business analysis, quality control and project management to ensure efficient and effective delivery of projects
