About the role

  • Acts as the real estate lead for assigned real estate projects across utility scale and community solar portfolios
  • Main point of contact for internal teams and manages outside real estate vendor relationships for their portfolio
  • Draft and negotiate landowner agreements including leases, amendments, easements, purchase agreements, landowner estoppels, SNDAs, and related documents
  • Draft and negotiate governmental and third-party agreements including consents, licenses, rights-of-way, and easement encroachment agreements
  • Track and manage all real estate related Special Land Use Permit and/or Conditional Use Permit conditions to completion
  • Track and manage Master Service Agreements, Task Orders, Change Orders, Non-Disclosure Agreements, and Statements of Work for project vendors
  • Obtain, review, analyze title commitments including all Schedule B items, curative title issues and negotiation of title proformas, insurance policies and endorsements
  • Obtain, review, coordinate ALTA surveys from Pre-Construction to As-Builts and review utility and community solar designs for real estate deliverables
  • Collaborate with permitting to provide real estate reviews and exhibits for ORES Article VIII filings
  • Obtain, review, and analyze mineral ownership reports and draft/negotiated mineral curative documents
  • Generate KMZs and exhibits for third party vendors and internal teams
  • Coordinate outside counsel efforts and conduct real estate due diligence for Mergers & Acquisitions as assigned
  • Prepare and maintain real estate summaries/trackers/databases and enter, review and approve Payment Requests and Purchase Orders for accounting
  • Prepare agendas, lead real estate calls and meetings, manage/review work product from Real Estate Analysts, and act as liaison to upper-level management

Requirements

  • Bachelor’s degree or paralegal certificate
  • a minimum of 5 years of relevant real estate experience
  • Minimum of 5 years of experience with commercial title and survey related work including review, negotiation and coordination of all deliverables
  • Experience closing large financial transactions, including construction debt financing and tax equity
  • Experience conducting real estate due diligence for project acquisitions
  • The ability to read and interpret legal documents
  • The ability to read and understand title reports, interpret and comprehend all documents, and apply that knowledge to a project
  • The ability to read and understand American Land Title Association Surveys, including boundary surveys as well as Pre-Construction and As Built overlays
  • Able to interpret subdivision map requirements and coordinate their completion with agencies and stakeholders
  • Strong interpersonal and communication skills (written and verbal)
  • Demonstrated ability to work independently with minimal supervision
  • Proven flexibility, innovative problem-solving skills, and resilience in times of uncertainty and complexity
  • Adeptness in identifying essential next steps, outlining deliverable processes, and ensuring thorough execution
  • Strong attention to detail and organizational skills
  • Effective prioritization of tasks and meeting conflicting deadlines
  • Proficient in Microsoft Office Suite
  • Foundational knowledge of QuickBase system format, SAP Fiori, SAP Concur, ArcGIS, Ironclad, BlueBeam, Google Earth, and Procore
