About the role
- Responsible for the management and operation of the stores assigned to them in their region.
- Manages and evaluates store managers and assistant store managers, coaches and develops team members.
- Hiring and terminating of employees, training and onboarding of new hires, evaluating performance, monitoring attendance, reviewing and approving shift schedules, and taking disciplinary actions when necessary.
- Ensures operational efficiency by reviewing tasks and performing periodic audits.
- Engages customers professionally and handles customer service, retention, complaints, refunds, fee waivers, rate change issues, and escalations.
- Trains and mentors Area Managers and leads by example.
- Leads special projects and initiatives across the organization.
- Ensures consistent marketing efforts and participates in setting regional sales and revenue goals.
- Coordinates budgets and marketing efforts to maximize opportunities.
- Ensures adherence to company policies, industry regulations, safety and cleanliness standards.
- Manages a regional budget, monitors P&L reports and KPIs, and works with store teams to improve performance.
- Oversees maintenance and repairs, determining scope and timing.
- Acts as liaison between stores and regional leadership to implement policies, procedures, systems, and tools.
- Travels to store locations for training, follow up, or to cover team members' time off.
- Performs transition procedures for newly built stores and takeovers, including data transfer, customer management, system onboarding, and staff onboarding.
- Observes store team performance, reads/address customer reviews to identify improvements and successes.
- Recognizes potential maintenance issues and safety hazards and makes timely recommendations to protect assets and budgets.
- Other duties as assigned.
Requirements
- Must have three years of multi-unit management experience in storage to be considered.
- Experience hiring, training, managing, disciplining, and off-boarding employees.
- KPI management experience.
- Store auditing experience.
- Quantitative aptitude and experience managing budgets.
- Leadership and decision-making ability.
- Excellent time management and organizational skills.
- Exceptional interpersonal skills.
- Excellent written and verbal communication.
- Analytical mindset and problem-solving skills.
- Customer service-oriented and approachable.
- High school diploma/GED preferred.
- Travel is required for this role (up to about 50-60% of the time).
- Some weekend work may be required, depending on the business needs.
- Must be able to remain in a stationary position for required travel via car and/or airplane.
- Will need to move about inside the leasing office to access and operate computers and other office equipment.
- Store visits and travel will require a great deal of walking to accomplish various tasks.
- Ability to lift more than 30 lbs.
