Manager

• Support and work with the Property Manager to ensure the overall operational and financial success of the community
• Oversee and be responsible for all on-site accounting functions
• Collaborate with the Property Manager on occupancy, marketing, expense control, and delinquency objectives
• Ensure resident and employee experiences align with S2 Residential’s mission and core values
• Create an exemplary customer experience for future and existing residents
• Resolve prospect- or resident-related concerns and objections
• Collect and account for rents and other monies owed
• Collect rent by the 5th of the month and pursue overdue rent daily
• Collect past-due balances from former residents and manage the debt collection company relationship
• Conduct resident move-out apartment inspections and complete deposit accounting
• Maintain complete and accurate resident files and documentation
• Follow up with all prospects by phone and email
• Process rental applications
• Maintain the move-in calendar and ensure apartments are inspected before move-in
• Ensure the community is open and ready for business daily, with morning opening duties completed before 9 a.m.
• Maintain professional relationships with vendors, residents, team members, and associates
• In the Property Manager’s absence, assist in monitoring staff for successful community operation
