About the role
- As the Real Estate Manager, you will own site acquisition for an assigned territory—from market analysis and site identification through executed purchase or lease agreements.
- Partner closely with franchise owners and build broker networks that drive deal flow, serving as the primary real estate point of contact and ensuring development timelines stay on track.
- Evaluate and present sites using data-driven analysis (demographics, trade areas, competition, and market trends).
- Prepare and negotiate letters of intent, site approval packages, and purchase/lease agreements in partnership with legal counsel.
- Coordinate site planning with internal design and construction teams.
- Partner with Development Project Manager to ensure deal quality and project feasibility prior to submission.
- Build and maintain a high-performing broker network across all markets; serve as the primary contact for brokers, landlords, and sellers.
- Drive consistent outreach and relationship-building to generate deal flow.
Requirements
- 5+ years of commercial real estate experience with a focus on site selection, ideally supporting a multi-unit retail or franchise brand
- Proven ability to manage the full site acquisition lifecycle, from market analysis through executed lease or purchase agreements
- Experience partnering with franchise owners or developers; understands how to navigate development schedules and earn operator trust
- Strong track record building and leveraging broker networks to generate consistent deal flow across multiple markets
- Working knowledge of zoning, permitting, and entitlement processes
- Data-driven approach to decision making; comfortable using market analytics and GIS tools to evaluate sites
- Ability to build and present clear, compelling site recommendations and approval packages
- Disciplined in pipeline management with strong attention to reporting accuracy and timelines
- High ownership mindset with the ability to operate independently across a defined territory
- Strong communicator and relationship builder with a high level of professionalism and integrity
- Ability to travel as needed to support site selection and market coverage.
