About the role
- Lead operations for all service teams at No.1 St Michaels, Manchester, reporting to the Senior Building Manager
- Deliver a world class service to occupiers and clients and maintain property and facilities management functions on site
- Manage contractors to ensure PPM and reactive maintenance are completed in line with company policy
- Drive the site’s ESG pathway and Net Zero initiatives, contributing to projects and reactive works to achieve efficiencies and carbon goals
- Control health and safety for the site, including basic CDM and small project management; issue and monitor permits for high risk works
- Act as operationally accountable first responder for escalations and building services liaison
- Mentor and develop the site team to build Hard FM capability and provide contingency cover
- Oversee FM services, compliance reporting, budgeting and data integrity; authorise works, budgets and supplier attendance
- Monitor high-level budget performance across St Michaels and seek improvements in client service and change management
- Maintain high levels of occupier engagement, customer service, and effective communication across stakeholders
Requirements
- 4+ years experience in similar environment
- IOSH essential
- NEBOSH desirable
- Experience with Riskwise (H&S compliance systems) and Proactis system
- Ability to manage contractors to ensure PPM works and reactive maintenance is carried out in line with company policies and procedures
- A key focus on the site’s ESG pathway and Net zero; input in projects and reactive works to ensure efficiencies, cost saving and carbon goals are achieved
- Control of all elements of health and safety for the site, basic elements of CDM and small project management
- Issue and monitoring of permits for all high risk works
- Operationally accountable and first responder for escalations and liaison for building services
- Experience mentoring and developing site teams in Hard FM disciplines
- Responsible for FM services, compliance reporting, budgeting and data integrity at the site
- Authorisation of works, budgets and supplier attendance; ensure operational elements of the contract and client requirements are adhered to
- Monitor budget performance at high level across the site
- Attention to detail and high levels of occupier engagement and customer service
- Excellent organisational skills and strong interpersonal skills; capable of communicating at various levels
- Fulfil compliance and policy requirements in accordance with MAPP policies and relevant legislative framework
