Project Manager

• Assist transaction teams with review of lease language, work letters, and other defining artifacts of the engagement to acquire space on behalf of Lincoln’s client.
• Assess existing vacant spaces to provide input and strategies for effective make-ready improvements, identifying challenges related to access, utilities, and other construction constraints.
• Work with leasing team, tenants, facility management, design team, and general contractors to prepare space plans, pricing plans, concept schedules, and overall project budgets for first- and second-generation tenant improvement projects.
• Provide initial scheduling and budgeting information in the project planning phase, monitoring and updating as information is obtained.
• Partner closely with Facility Management (Lincoln or otherwise) for coordination of key scope items being included in the designs, i.e., janitorial needs, attic stock, access, etc.
• Oversee bidding, bid leveling and vetting, and job awarding for Architects, General Contractors, and Furniture providers.
• Oversee development of construction documents, ensuring tenant involvement and coordinating tenant vendor information.
• Coordinate development of Civil, Architectural, Structural, and MEP drawings and specifications through completion, evaluating to ensure conformance with desired standards of a particular product type.
• Coordinate other vendors as necessary during the preconstruction and construction phases to ensure all Landlord obligations within the lease are met.
• Assist in preparation and negotiation of construction contracts with the selected General Contractor.
• Oversee and closely monitor general contractor’s performance of the construction to ensure quality work and timely delivery of space to tenant within budget and schedule.
• Leveraging client’s procurement infrastructure, issue purchase orders to vendors and partners engaged in the delivery of space to the tenant.
• Partner with client’s internal service providers for coordination of scope items such as IT, AV, and Security.
• Capture, validate, track, and ensure timely submittal of project invoices to client’s payable systems. Oversee and support timely payments.
• Manage client documentation of the construction process from groundbreaking to completion, providing project status reports, review of value engineering opportunities, review and tracking of change orders.
• Coordinate transition of completed project between tenant and property management team.
• Maintain library of current floor plans, CAD files, and construction documents for all assigned projects.
• Provide document review and construction observation for tenant directed improvement projects.
• Obtain full and complete closeout documentation upon completion of the work.
• Effectively manage decommissioning of corporate office environments.
• Manage corporate office moves and relocations.

Project Manager – Tenant Improvements

• Prepare Annual Business Plan, Operating Budget, and Capital Budget for investor review and approval.
• Consolidate property-level budgets into JV-level budgets and perform variance analysis and reforecasting.
• Prepare capital call calculations and issue notices per JV agreement.
• Manage JV, HoldCo, and SPE bank accounts, cash flow forecasting, and liquidity planning.
• Participate in distribution waterfall calculations and promote mechanics.
• Review property-level accounting prepared by third-party managers for GAAP and investor compliance.
• Coordinate on cash forecasting, budget adherence, TI/LC accounting, and reimbursement processes.
• Maintain capital accounts per GAAP, tax rules, and JV agreement.
• Track investment tranches, capital balances, preferred returns, and promote tiers.
• Participate in covenant testing, lender reporting, and draw requests.
• Monitor escrow accounts and ensure compliance with financing agreements.
• Prepare quarterly investor reporting packages, including financial statements, variance analysis, capital account statements, and JV performance metrics (IRR, MOIC, equity multiples).
• Support financial integration of new acquisitions, including opening balance sheets and bank setups.
• Manage final accounting at disposition, including sale allocations, reserve releases, and promote crystallization.

• Complete, review and research property management transactions, including schedule charges and billing adjustments
• Review and understand tenant lease language and ensure it is input properly to the designated accounting software
• Maintain and review Rent Roll, Tenant Ledger, Aged Delinquency, and Lease Expiration reports monthly
• Maintain and review cash/accrual/tax/GAAP based property general ledgers, balance sheets and income statements, including preparing and recording journal entries as needed
• Prepare and distribute monthly financial reporting packages, variance reports and all other additional schedules as required by the client
• Reconcile all balance sheet accounts and examine all general ledger accounts for accuracy and make corrections as needed monthly
• Review and fully understand the CAM Reconciliation process
• Work closely with the property management team to create and review annual operating budgets
• Prepare monthly construction project draws, review job cost & intercompany reconciliations
• Partnership accounting to include reconciliation of administrative service fees, recording of contribution/distributions, and preparation of journal entries for sales or acquisitions
• Review AP invoices for accurate coding and proper documentation prior to posting
• Review daily Cash Receipt batches for proper documentation and correct application prior to posting
• Monitor all cash requirements
