About the role
- Actively participate in designing property ownership structures for various projects
- Review condominium declarations and their amendments, coordinating with relevant internal departments
- Provide instructions to land surveyors for carrying out surveying operations
- Contribute to transactional files related to the projects
- Support financing and partnership files associated with the projects
- Take part in due diligence for major acquisition files
- Analyze and review title opinions and searches prepared by external professionals, identifying potential legal risks
- Draft, review and negotiate various real estate legal documents, including easement deeds for public utilities, letters of intent, purchase offers, as well as discharges and receipts
- Support internal departments through all phases of a real estate project (acquisition, structuring, construction, marketing/commercialization)
- Retain external legal counsel and experts, managing and following up on files in collaboration with them
- Develop, review and implement internal procedures to optimize the company's legal operations
- Serve as a primary point of contact for internal stakeholders
Requirements
- Active member in good standing of the Chambre des Notaires or the Barreau du Québec
- 4 to 7 years of experience in real estate law (expertise in condominium law is an asset), gained at a law firm, a notary's office, or the in-house legal department of a major company or a reputable real estate developer
- Strong command and ease in drafting and managing various agreements and legal documents, such as condominium declarations, easement deeds, cadastral/plan documents, and other real estate-related documentation
