About the role
- ESRT seeks a property management leader to join the Empire State Building as Property Manager responsible for operational excellence, strategic planning, and process improvements
- Ensure seamless oversight of property operations including tenant services, staff oversight and development, financial ownership and accountability and interdepartmental collaboration
- Financial ownership: develop, forecast, and manage operating and capital budgets; conduct monthly financial reviews; identify cost savings and revenue initiatives
- Tenant services: enhance tenant relations, oversee lease reviews and special arrangements, manage tenant satisfaction survey results, support building amenities
- Leadership and strategy: provide leadership and direction for all operational functions; set goals; collaborate with leasing, project management, marketing/PR, HR, legal, accounting, and IT
- People development: train and develop property management staff; deliver quarterly customer service training; conduct regular one-on-ones
- Property management: maintain Class-A operational standards; plan renovation and maintenance projects; oversee capital projects and service contracts; lead emergency response efforts
- Drive technology and process improvements, monitor engineering KPIs, and participate in strategic planning to align property initiatives with organizational goals
Requirements
- Financial acumen: ability to develop, forecast, and manage operating and capital budgets with variance analysis
- Proficiency in property management systems (e.g. Yardi, Prism) and Microsoft Office Suite (Excel, Word, PowerPoint)
- Knowledge of NYC building codes, compliance requirements, and Class A property operations
- Strong project management skills for capital projects and tenant improvements, including scope, budget, and timeline control
- Data-driven decision-making: ability to interpret KPIs, dashboards, and analytics for performance optimization
- Analytical and detail oriented

- Minimum of ten (10) years experience in property management
- Experience managing a NYC-based Commercial Real Estate REIT overseeing a Class “A” property over 1MM square feet
- BOMA RPA, FMA or IREM CPM highly preferred
- Prolonged periods of sitting at a desk and working on a computer
- Must be able to lift up to 15 pounds at times
