About the role
- The individual shall report directly to the Site Manager and will be required to perform various job functions as requested at the site.
- Requirements include preventive maintenance functions and the ability to learn additional skill sets related to HVAC and Electrical systems.
- Utilizes professional skills to interact with tenants.
- Wear appropriate personal protective safety equipment and follows established safety practices and procedures according to OSHA standards.
- Maintain and repair the building’s furnishings, structure, finish and fixtures; mechanical, electrical, plumbing, HVAC systems, and associated controls.
- Ability to maintain, troubleshoot and repair commercial kitchen equipment and its related systems.
- Make mechanical alterations and repairs to the HVAC equipment and controls, as well as all requests for service adjustments.
- Install and repair plumbing fixtures, pipes, pumps, and drain cleaning.
- Install and repair electrical systems, equipment, devices, and circuits.
- Operation of building MEP system and perform preventive maintenance to mechanical equipment.
- Attend to tenant and building service requests including picture hanging, light bulb replacement, and other regular requests.
- Participate in engineering meetings as required.
- Participate in customer visits if needed.
- Strong people skills in terms of cooperation, teamwork, self-motivation, self-learning, and respect for others.
- Other trades work as assigned by your manager.
Requirements
- Basic knowledge of all building systems which include electrical, plumbing, HVAC, and building automation controls.
- High school diploma or general education degree (GED)preferred
- Skilled in the use of hand and power tools.
- Maintains safe and clean work environment.
- Ability to take apart machines, equipment, or devices to remove and replace defective parts.
- Ability to read and understand mechanical, electrical, plumbing, and HVAC drawings.
- Ability to read and interpret electrical schematics.
- Overtime will be required for certain situations.
- Shift changes may be necessary to meet the needs of the client.
- Ability to check blueprints, repair manuals, or parts catalogs as necessary.
- Ability to use common tools such as hammers, hoists, saws, drills, and wrenches.
- Experience with precision measuring instruments or electronic testing devices.
- Experience performing routine maintenance.
- Strong organizational and follow-up skills.
- Ability to perform weekend duty responsibilities and respond to the building under certain circumstances.
- Professional presentation and attitude.
- Willingness to be flexible in assignments, priorities, shifts/depending on projects and production needs and weekend coverage.
