Analyst

• Support Regional and Divisional teams in analyzing land prospects.
• Extract and analyze data from various sources, including the MLS, company databases, Metrostudy, Land Vision, Zonda, and other external websites.
• Assist the Land Acquisition Team in preparing market study data.
• Review and analyze due diligence information for potential land assets.
• Assists in developing proformas, valuations, and underwriting for potential land investments.
• Track critical date timelines for due diligence, takedowns, closings, and changes within new and existing projects.
• Assist with the preparation of lot committee presentations and supporting documentation.
• Keep accurate land files, spreadsheets, and databases to track land positions.
• Utilize GIS, Google Earth, and other sources to research potential land acquisition opportunities.
• Communicate with various departments, divisions, and regions on land positions and critical dates.
• Perform other duties as needed or assigned.

Land Acquisition Analyst

Growth Marketing

• Contact landowners in specific target areas directly: in person, by phone, letters of interest, and other means.
• Use online appraisal district maps and municipal maps to gather information on specific sites or areas.
• Maintain a tracking log of viable tracts and comparable transactions.
• Follow municipal agendas weekly to understand the active projects and acquisition opportunities.
• Contact brokers on their listings and gather pertinent information.
• Establish relationships with landowners, brokers, municipal employees, engineers, developers, attorneys, land planners.
• Follow up on leads through relationships and news gathered from various media sources.
• Due diligence assistance with zoning requirements and financial analysis.
• Utilize Google Earth and other mapping tools to create exhibits and track land opportunities.
• Perform residual analyses to determine appropriate offer prices for land acquisitions.

Land Acquisition Manager

Procurement

• Recruit and maintain sub-contractor staff adequate to construct the Division’s homes in the timeframes allocated by the company.
• Follow company guidelines for onboarding new sub-contractors and ensure all necessary paperwork is in place and properly routed to ensure all vendors are fully documented before work commences.
• Bid and monitor all costs associated with the construction of the Division’s homes to ensure the company is receiving the best market price for labor and materials.
• Review PO pre-releases to ensure accuracy prior to job start.
• Consult and manage sub-contractors that are not producing results that are up to the company’s standards.
• Analyze Division financials and variance reports to ensure maximum profitability.
• Participate in Corporate national purchasing program initiatives to ensure Division compliance.
• Monitor Division’s compliance with OSHA safety standards and train field personnel in same.
• Perform other duties as needed or assigned.

Division Purchasing Manager

• Assist in identifying new land acquisition opportunities.
• Conduct research, provide analysis and manage land data.
• Contact landowners in specific target areas.
• Gather information on specific sites or areas.
• Maintain a tracking log of viable tracts and comparable transactions.

Account Executive

• Generate new traffic to our sales studios through networking, outreach to area real estate agents, and flyers to the public.
• Manage, qualify, and actively seek customer inbound traffic, referrals, and other means to generate new traffic.
• Maintain and update all flyers, marketing information, and signage.
• Complete the responsibilities of the sales studio, i.e., opening and closing checklist.
• Organize and maintain all necessary company files for the sales studio.
• Communicate with mortgage lenders to confirm that the required documentation is received from Century Complete and the new home buyer to ensure the loan processing is on track for closing on the essence date.
• Facilitate a smooth sales process with the builder, buyer, real estate agent, and lender to ensure all aspects of the buying process are coordinated properly through closing.
• Meet and exceed monthly, quarterly, and annual sales and closing goals.
• Attend regular studio and company meetings.
• Maintain strong relationships with all buyers after closing.
• Perform other duties as needed or assigned
