About the role
- Prepare comprehensive and accurate cost estimates for custom home projects from initial conceptual drawings to final construction documents. Attend coordinator meetings with owners and architects to ensure the budgets and construction documents align. Conduct thorough review of architectural plans, specifications, and other project documents to identify scope, materials, and labor requirements. Perform detailed take-offs of all building components, including but not limited to foundations, framing, roofing, exterior finishes, interior finishes, and mechanical, electrical, and plumbing systems. Solicit and evaluate bids from subcontractors and suppliers, ensuring competitive pricing and adherence to project specifications. Maintain an up-to-date database of material costs, labor rates, and sub pricing. Collaborate closely with the sales and design teams to understand client needs and translate them into accurate cost projections. Identify potential cost-saving opportunities and value engineering options without compromising quality. Prepare detailed proposals, including scope of work, exclusions, and allowances. Participate in pre-construction meetings and client presentations to explain estimates and answer questions. Track project costs against estimates and provide variance analysis throughout the construction process. Stay informed of industry trends, material advancements, and new construction techniques. Assist in the development and improvement of estimating processes and tools.
Requirements
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred. Minimum of 3-5 years of experience as a Residential Estimator, specifically with custom homes in the $1M+ range. Proven track record of accurately estimating multi-million dollar residential projects. Strong knowledge of residential construction methods, materials, and building codes. Proficiency in estimating software (e.g., Bluebeam, On-Screen Takeoff, Sage Timberline, or similar). Excellent analytical, mathematical, and problem-solving skills. Highly organized with meticulous attention to detail. Ability to read and interpret complex architectural and engineering drawings and specifications. Strong communication and interpersonal skills to effectively collaborate with internal teams, clients, and subcontractors. Ability to work independently and manage multiple projects simultaneously in a fast-paced environment. Proficiency in Microsoft Office Suite (Excel, Word, Outlook) and Buildertrend Software.
