• Source and onboard qualified vendors and subcontractors across all trade categories
• Manage and maintain a robust network of qualified vendors
• Partner with Procurement to negotiate pricing and terms with suppliers to drive cost efficiency and value
• Partner with Construction, Procurement and other internal stakeholders to align vendor strategy with project execution needs, identify vendor gaps and build capacity in underrepresented markets or trades
• Evaluate vendor performance regularly to ensure adherence to quality, schedule, and cost requirements
• Forecast vendor supply risks and develop contingency plans for critical trade categories
• Conduct quarterly vendor scorecards, performance reviews, and corrective action plans
• Ensuring vendors meet safety, environmental, regulatory and quality standards
• Serve as a primary point of escalation for vendor performance or compliance issues
• Provide alternative sourcing options
• Suggest, participate and drive in continuous improvement initiatives for vendor onboarding, evaluation, and retention

Vendor Management Specialist – Modular Field Execution

Analyst

• Review, analyze, and validate Scopes of Work (STOWs) to ensure all repair and renovation costs align with budget expectations, investment criteria, and company policy.
• Identify potential concessions on acquisitions and cost-saving opportunities while maintaining quality standards and operational timelines.
• Collaborate daily with Construction and Sales & trading teams to verify scope accuracy, confirm estimates, and ensure timely approval and execution of repairs.
• Evaluate supporting documentation such as bids, quotes, photos, and vendor reports to ensure data accuracy and visual consistency with field conditions.
• Track project-level expenses through completion, ensuring alignment between projected and actual costs, and escalate significant variances when required.
• Perform market-based analysis using internal and external data sources to validate repair pricing and ensure competitive alignment.
• Assist in building and maintaining dashboards and financial tracking tools in Microsoft Excel to monitor performance, highlight trends, and improve visibility into expense management metrics.
• Partner with Underwriting, Portfolio Management, and Construction leadership to ensure that expense-related insights inform investment and operational decisions.
• Contribute to continuous improvement initiatives aimed at standardizing processes, enhancing data quality, and closing performance gaps across regions.

Expense Management Analyst

Compliance

• Support Amherst Residential’s compliance program, including identification of key risks, assisting with developing/updating policies, as required and extending program to subsidiaries and other related entities
• Conduct compliance risk assessments, testing and monitoring in accordance with client agreements, regulatory requirements and best practices
• Conduct review and approval of marketing/advertising materials
• Coordinate the development and administration of compliance training initiatives for the firm
• Foster strong partnerships with other support functions whose teams execute required compliance program components
• Responsible for production of assigned regulatory deliverables, reports, and ad hoc requests
• Support response to due diligence questionnaires and investigations related to various third party business relationships
• Assist Chief Compliance Officer and other in-house counsel with ad hoc research and projects as necessary
• Prepare appropriate documentation and respond to compliance questions internally and externally

Compliance Officer

Auditor

• Conduct testing and analysis of specified areas of scope using samples and other data identify areas of risk, planning, fieldwork and reporting on executed audit projects.
• Participate on development planning memos, risk and control matrices and refine the design of audit programs for each audit.
• Execute Internal Audit projects as components of the Internal Audit Plan, special management requests, advisory work, process improvement consulting and various follow-up activities.
• Drive closure of “open” identified observations from internal audit reports.
• Limited assistance in development and execution of an annual risk assessment and internal audit plan.
• Assist in the refinement of the Internal Audit Methodology, including development of supporting policies, procedures, reporting templates and other infrastructure related items.

• Work on buy-side acquisitions for single-family residential real estate
• Underwrite and locate investment opportunities using market comparables to determine rent, value, and bid price
• Participate in acquisition lifecycle and due diligence, concession negotiation management
• Manage ongoing revenue management pricing and strategy for portfolio of 45,000+ homes
• Coordinate with construction arm to identify and repair material defects to meet lending standards
• Construct presentations on market trends and strategies for senior management
• Collaborate with operating partners to improve margins and returns
• Expected to work in the Austin, TX office five days a week
