Split time between Truman Apartments and Anderson Apartments (148 units total) in El Paso, TX and oversee all operational aspects of assigned communities
Maintain the apartment community, residents, and staff while meeting financial objectives of the owner and management company
Ensure compliance with applicable state and federal program regulations (LIHTC/HUD knowledge preferred)
Maintain optimum occupancy; review rent schedules; prepare and submit rent increases and renewals
Process timely and accurate move-ins, move-outs, recertifications and renewals; approve rental applications per standards
Ensure tenant files are organized, Property Software data is accurate, and property/grounds are well maintained
Direct maintenance team and implement maintenance programs and controls; report incidents per policy
Prepare the property’s annual budget; provide accurate financial and monthly variance reporting
Solicit bids, process Purchase Orders and Invoices per Winn Purchasing Policy
Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines
Recruit, train, and develop staff using company directives and the Professional Development Program; conduct weekly staff meetings
Promote staff efficiency and engagement through training, instruction, and leadership; embody Winn Guiding Principles
Requirements
High school diploma or GED equivalent
1-3 years of relevant work experience
Less than 1 year of supervisory / managerial experience
Previous affordable housing experience
Bilingual in English and Spanish
A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
Prior knowledge of property management and landlord / tenant laws
Experience with computer systems, such as Microsoft Office Suite
Excellent customer service skills
Outstanding verbal and written communication skills
Ability to multi-task and manage a fast-paced office environment
Ability to manage and work with a diverse group of people and personalities
Preferred: Bachelor's degree
Preferred: Experience with property management software such as Yardi, Realpage
Preferred: Knowledge of LIHTC and HUD regulations
Preferred: Knowledge of Marketing/Leasing techniques
Preferred: NAHP – CPL, SHCM, CAM (MA - C3P) designations
