Turner & Townsend is seeking a highly skilled Senior Construction Contract Manager – Data Center Lease to serve as a strategic in the lease review process for data center projects.
Responsibilities: Supporting the development and implementation of contracting strategies for major construction projects using a range of privately funded delivery models.
Support the provision of specialist contracts and related procurement advice to private sector clients across a variety of healthcare construction contracts.
Drafting Requests for Proposals (RFPs), evaluation scorecards and contracts and supporting the process for procuring vendors.
Developing contract structures for the main delivery strategies, including multi-packaging scenarios on complex projects with multiple contract interfaces.
Supporting end-to-end procurement services on major construction and construction-services-related projects.
Building positive relationships within the project team and with Client personnel and their key advisors.
Managing and updating internal contract team trackers, reviewing SOW’s and MPA’s proposal documentation and the work winning capability of the contract services division.
Supporting the delivery of both team and wider business targets.
SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
Project Specifications: Review lease agreements with a focus on construction scope, tenant obligations, and risk exposure.
Identify missing or unclear terms that could impact project cost or schedule.
Act as a tenant advocate during lease review, ensuring our position is clearly represented and protected.
Provide examples and documentation of recurring issues to drive process improvements.
Collaborate with cross-functional teams to align lease terms with project delivery requirements and timelines.
Support transaction management and site selection strategy by ensuring lease terms are operationally and financially optimal.
Requirements
Bachelor’s degree in business administration or related field
A minimum of 5 years of applicable experience in contract administration in a data center or colocation environments
Strong understanding of construction processes and lease structures specific to data centers
Ability to read and interpret complex lease agreements and identify tenant risks
Working knowledge and experience of various forms of contracts for the delivery of construction projects
Experience working with internal teams across legal, engineering, and site acquisition
Experience of working in a multi-contract environment
Experience in implementing contracting strategies, including risk identification, quantification, and allocation
Proven ability to liaise with and coordinate multiple stakeholders to develop robust contract documents
Excellent communication skills
Preferred Skills: Familiarity with colocation leasing, contract and lease negotiation
Understanding of site selection, network design, and fiber availability studies
Experience with risk mitigation, project acceleration, and scope validation in lease execution
