About the role

Key responsibilities & impact
  • Assist with overall project planning and scheduling, resource allocation, project accounting, and document control
  • Provide technical direction and ensure compliance with quality standards, project planning, cost management, time management, contract administration, code compliance, and safety
  • Assist in preparing scopes of work, soliciting bids, generating project budgets, and maintaining buyout schedules
  • Review and qualify bids, prepare contracts and purchase orders, negotiate pricing and terms, and track subcontractor and supplier costs
  • Monitor budgets, forecasts, cost issues, changes, work orders, change orders, back charges, invoices, deposits, and bonds
  • Document and address quality issues, conduct periodic site visits, review inspections and testing reports, and track issue resolution
  • Coordinate preparation and weekly updating of construction schedules; identify and report schedule impacts and delays
  • Monitor certificates of occupancy, turn schedules, weather delays, and substantial completion change requests
  • Evaluate project hazards and risks and coordinate subcontractor safety documentation and preconstruction safety meetings
  • Procure, track, review, distribute, and obtain approval for shop drawings, submittals, and RFIs
  • Prepare and manage project meeting documents, attend meetings, communicate daily with project leadership, and generate meeting minutes
  • Serve as a key link with clients and review team deliverables before client submission
  • Assemble and file as-built drawings, warranties, certificates of occupancy, lien releases, closeout documents, subcontracts, insurance certificates, and bonds
  • Coordinate and manage warranties

Requirements

What you’ll need
  • Multi-Family experience required
  • Bachelor's degree in Construction or a Civil-related field preferred, or equivalent relevant experience
  • Preferred 3+ years of experience managing construction of multi-family projects
  • Stable employment history and proven track record
  • Proficient in Excel, Word, and Outlook
  • Knowledge of Timberline, Bluebeam, Adobe, and Onscreen Takeoff is a plus
  • Driver’s License required
  • OSHA 10-hour certification preferred
  • First Aid-AED training
  • Additional safety certifications are a plus
