Procurement

• Preparation and advising on the technical and economic feasibility of our construction projects in close cooperation with project teams, site management and estimating
• Selection of suitable subcontractors and suppliers and development of procurement strategies
• Market monitoring and identification of new trends to support the estimating and project teams
• Preparation of specifications (Leistungsverzeichnisse), obtaining and analyzing bids, as well as contract awards and change order management
• Leading negotiations and concluding contracts with partner companies
• Maintaining long-term relationships with external partners such as subcontractors, suppliers and specialist planners

Purchaser – Construction

• Preparation of the technical feasibility and implementation of projects
• Collaboration within the project team with colleagues from project management, planning and estimating
• Liaison with external parties (suppliers, subcontractors, specialist planners, authorities, utilities, etc.) for detailed coordination
• Identifying optimization potential and further developing procurement strategies
• Preparation and evaluation of tenders and creation of specifications/works descriptions
• Obtaining and evaluating subcontractor offers
• Conducting technical and commercial award discussions, including on-site at the construction site when required
• Creating and processing orders as well as evaluating suppliers and subcontractors
• Project visits and coordination meetings with site management and subcontractors, including project-related invoice verification

Construction Planner / Buyer

Manager

• Technical and disciplinary leadership of the estimating department
• Management, coordination and quality assurance of all tender and contract estimates for turnkey building construction projects, with a focus on residential construction
• Responsibility for the strategic direction of estimating and the development of estimating processes, methods and standards
• High-level review of complex tender estimates
• Responsibility for assessing opportunities, risks and cost trends and deriving appropriate measures
• Support and participation in contract negotiations, and attendance at procurement and strategy meetings with clients
• Close collaboration with project management, design/planning, procurement and work preparation
• Development, maintenance and optimization of key figures, bases and benchmarks for estimating
• Leading, developing and motivating the estimating team, including coaching and knowledge transfer

Head of Estimating

Architect

• Opstellen van plattegronden, aanzichten, doorsneden en details in 3D / volgens BIM-methodiek
• LPH 1–5: uitwerken van concepten volgens interne richtlijnen, van voorontwerp, bouwaanvraag- en verkooptekeningen tot uitvoerings- en detailplannen, inclusief situatietekeningen voor de woning- en utiliteitsbouw
• Zelfstandig coördineren en tekenkundig uitwerken van afstemming met projectbetrokkenen zoals constructeurs, bouwfysici, installatietechnische planners (TGA), akoestiek- en brandveiligheidsadviseurs en andere gespecialiseerde adviseurs
• Ontwikkelen en implementeren van de interne BIM-toepassing voor hoeveelhedenberekeningen (Solibri-interface)
• Coördineren van de planning van leveranciers, zoals prefab-, kozijn- en legplannen
• Samenwerken binnen het projectteam met collega's van projectleiding, werkvoorbereiding, uitvoering en calculatie
