About the role

Key responsibilities & impact
  • Identify, develop, and maintain networks of community organizations, Realtors, and local/state government agencies generating mortgage referrals
  • Take residential mortgage loan applications and communicate underwriting decisions, offers, and counteroffers
  • Increase mortgage loan volume focused on CRA, low- and moderate-income, multicultural, and first-time homebuyer borrowers
  • Research organizations and agencies serving low- and moderate-income persons and communities
  • Establish relationships with nonprofits, Realtors, housing offices, and affordable housing organizations
  • Represent TD at housing seminars, financial literacy programs, affordable housing conferences, and community initiatives
  • Explain mortgage products and services, recommend solutions, communicate loan terms, and finalize sales
  • Sell other Company products and services as appropriate
  • Guide customers through mortgage applications, disclosures, documentation, processing times, and closing dates
  • Coordinate with customers, underwriters, processors, Realtors, closing agents, and other parties to keep applications on schedule
  • Attend closings as needed
  • Report progress toward goals to management and request assistance as needed
  • Sell and originate residential mortgage loans according to policies, procedures, and legal and regulatory guidelines
  • Communicate loan decisions and submit application materials and required information to processing and underwriting
  • Maintain current knowledge of local real estate market trends and mortgage policies, procedures, rules, and regulations
  • Build and maintain referral-source networks among brokers, builders, attorneys, accountants, financial planners, and other professionals
  • Enter loan information into mortgage systems and create supporting underwriting and regulatory files

Requirements

What you’ll need
  • Bachelor’s degree or progressive work experience in addition to the required experience
  • 3+ years of related experience
  • Growing network of outside contacts generating quality referral business
  • Self-directed ability to plan activities and achieve sales goals
  • Excellent time management skills
  • PC skills, including mortgage origination and automated underwriting systems
  • Active registration status with NMLS (Nationwide Mortgage Licensing System and Registry)
  • Established network of community organizations, municipalities, and agencies focused on affordable housing and first-time homebuyer education
  • Demonstrated sales ability
  • In-depth knowledge of mortgage industry, products, lending practices, and regulatory guidelines
  • Minimum target annual loan originations of 48 LMI/multicultural units
  • Eligibility for employment with a covered financial institution under Regulation Z standards
  • Eligibility for registration as a registered mortgage loan originator with NMLS under the SAFE Act
  • Satisfactory criminal background check and credit report check
  • Required statements/certification regarding administrative, civil, and/or criminal findings by government agencies or authorities
  • Ability to perform the listed physical requirements, including continuous sedentary work, multitasking, office-equipment operation, concentration, and reading/writing/comprehension
